The hotel was small to say the least but to be honest for £89.00, we weren't really expecting a lot, good job! Upon signing in and receiving our keys we were ushered downstairs to the basement where our tiny rooms were situated, and they were tiny, like no room to swing a cat!! How they have the gall to possibly charge more is beyond me. A single bed, a view of a storeroom and the walkway above and a shower that you practically have to be a contortionist to get in and out of, cheap, but possibly not cheap enough!!

My single room was very small, neat, very clean, with an excellent en suite. Price was also very small, so was amused to find 2 air con ducts right outside the window which explained that. Sounds from the ducts did not disturb my slumbers at all. Was delighted to find free Internet access too.
Wish more than 2 teabags had been supplied; this is my only grouch.

Appalling. Though only one person ahead of me it took 15 minutes queueing to check in. The only person on reception was telling each of us as we booked in that we had to be shipped off to another hotel - on Westbourne Grove, not exactly chic and fashionable - as they had over-booked. This at 7pm, not midnight. I refused, and got an overheated cell with nonfunctioning aircon - but the window (broken) opened onto a tiny inner area, about 3metres square, chock full of huge roaring aircon tubes (which smelt of frying). Appalling and not fit for purpose. Result: a 3-day migraine.

Really nice hotel to stay for a weekend or a short break. On arrival, we were straight away upgraded to the deluxe room as the room I've booked wasn't available anymore.
Customers service is really warm and friendly, and they even let us stay in the room until 14.00 (heavy night out) while the check out was at 12.00, so really understanding on that side.
Location wise, it's kind of perfect, 15mins walking from Paddington, 5/10mins to Hyde park and obviously nothing hill just 5mins, so everything is at hands.
Was apparently upgraded to a club room....although not sure how much smaller a standard room could be? No swinging of cats here!

This place is wonderful. We always stay here when we are in London.
Its right in the heart of Notting Hill in a quite tree lined square, a five minute walk to Portobello Road, a five minute walk to Westbourne Grove, Very close to a great pub, and a five minute walk to Notting Hill tube station.
The hotel is small, but has everything you need for a City break. The rooms are small again, but very well appointed. We have been lucky enough to be upgraded EVERY time we have stayed here - so try your luck for a Clubroom - if you don't ask you don't get !
Please, please stay here - its not perfect, and as with most things you can fault if you look for it - but I think its great for the money. Amazing value !!!!!!!!!!!!!!!!!!!!!!! Last time we stayed (Feb 2012 on a Friday night) we paid £69.00 for two persons in a double room. Try to top that in London - let alone in Notting Hill
Have stayed at this hotel a few times now as a single traveller. Always been given a double bed although they are usually in small basement rooms. Overall the rooms are in excellent condition and are reflect good value for money. I would happily recommend this hotel to stay in.

We were very disappointed that the shower didn't work properly. When help was requested we were told to run the hot tap in the sink and flush the toilet regulary during the shower time in order to receive hot water! Not a good experience.

My room was billed as Deluxe single. The first room offered did not even have a window and was so small that once I put my bag down there was no room left to walk in ! (room 4) after stating I would not stay in the room and refusing to be charged another £50 per night for a so called club room I eventually got a room with a window (401) which smelled of sweat ( I purchased an air freshener locally to combat this) and was so small it was a joke for such a room published at this price.
I travel the world in my work and have never stayed in such a small space and been charged so much for it.
This was the worst 4 star room I have ever stayed in and I will never stay with this hotel group again.
Arrived at the hotel after a 4 and 1/2 hour journey to confronted by a receptionist more interested in trying to sell us a breakfast we had already booked! She did not believe us and we had to show her our booking form which she then photocopied for her reference - no apology given for her mistake. The facilities said there was a bar and restaurant but there was none only a very tiny room for breakfast which if you didnt get to in time you had to queue and wait for a table. Breakfast was a good choice of food but cooked breakfast was cold!! The bedroom was extremely small and the bed was so close to the wall you had to climb on the bed to get to the other side. Our legs hung over the end, (I am only 5 ft. hubby is 6ft!) Club room was bare -no snacks or soft drinks though we were given soft drinks in our room. No complimentary newspaper or evening turn down. Room was very hot and we couldn't work the air con, had to sleep with wiindow open, not very quiet area- fireworks and general people/traffic noise. For the price we paid and the 4 star rating we have visited far better hotels for less.

Excellent rate and received upgrade to a club room which was really nice, well presented, well equipped room with free Broadband and coffee making facilities. The only negative was that the wardrobe was very small. OK for single occupancy for a couple of nights but not a couple staying for several nights. Breakfast was not cheap at but certainly well above average, I will certainly stay here again.

I have to say that the staff are very friendly, well when I say friendly I mean friendly but not helpful. If you have a counter staff that can’t speak English when you are checking in after a long day of driving and you have to argue that even though that are full, it is probably because one of the rooms that he has as been allocated for occupancy is possibly one that I should be occupying.
After 5 mins the English speaking checking-in member of staff was very quick to get me checked in. I fully appreciate that in a hotel you are going to get people from all over the world therefore Multilingual staff are a good thing, however Multilingual is the key word.
Now this is when it gets interesting, the room was tidy and although small was fine for a stop over. The big issue was the bathroom; I had to have the door open so that I could put my feet into the room to sit on the toilet. The gap between the wall and the sink to get into the shower was so tight that if you had a waistline over my 32 inches you would have likely not been successful.
Overall at £75 I think that it was about right as a room rate for business, however I would not have paid the room rate that was suggested of around £380 a night.
Single room, don't bother.... They managed to put me in the smallest room I have ever stopped in!
Had to leave the door open to the bathroom when sat on the throne as my knees stopped the door from closing.... For an average £85 per night, a lesser quality room nearer to town would be more comfortable and easier to commute to.
Nice accommodation. Reasonably modern. Was charged for 2 nights when we were only staying the one night. The mistake was corrected but the service in doing so wasn't the best. Probably wouldn't stay again.

Arrived late Thursday evening to find the hotel in a nice upmarket location..
When I was checking in the receptionist said that the hotel was experiencing problems and I might have to be moved to a sister hotel close by, something to do with flooding or something.
I agreed to move if I had to, however, he then told me he had a room available for me.
The room I was given (006) was like a shoe box, the window looked out to a wall and a big steel pipe, it was not suitable for 2 people, the bed filled the entire room, so is decided to go and ask him to give me the room in the other hotel.
I must stress I am not one to complain, I never ever complain so this was a first for me.
The guy said if we can accept this room for the night he will move us the following morning, this I agreed to.
The next day because we were changing rooms we had to check out at noon and wait until 1.30pm for our new room, this I didn't really have a problem with but wasn't ideal.
We finally got our room which was slightly bigger and I was much happier to have a view.
We went for something to eat, picked up a bottle of wine and we were going back to the hotel to have an early night watching The American X factor and the Big Brother eviction, we watch these religiously but to our surprise we only had 3stations working in the room (304)
When I called to ask for someone to come fix it, the guy said it is a problem with the telecommunications company and apologised.
I was furious at this stage as I was after spending £200 on 2nights, first night was uncomfortable and now our last night in London was ruined because we did not plan on going out, and what we wanted to watch on TV wasn't available to us.
I left the hotel and went to a nearby hotel to ask if they had rooms with the TV stations working, and they did, at a rate £20 less expensive, I then went to the hotel and asked for a refund on 1night, but the man declined and said I had to speak with the manager, who was not on duty...
So we had to just make do with the stations they had got.
The next morning I had a meeting with the manager, who was infact a lovely lovely man, he was understanding, but could only offer me 15% refund on that 1nights stay, I was really unhappy with this as we travelled 7 hours to London and 7 hours back to spend 2nights at this hotel.
As we were leaving the guests arriving were been asked would they mind going to another hotel just as we were when we arrived, I wasn't impressed at all.
Sleazy looking decor - connotations of 'boutique hotel' do not really ring true....

Do not take rooms 006 or 807 these are next to the boiler room. I was initially given room 006 went back to reception and told them I can't stay there as the noise from the boiler is far too loud. Receptionist then moved me to 807 which is directly below 006, complained again and he said unsympathetically 'we don't have any other rooms available which room do you prefer?'
Hardly slept that night. In the morning I was very tired and annoyed but calmly explained to the manager that the room is unacceptable and I cannot believe no one else has ever complained before. The manager apologised and asked me to send him an email to pass onto his manager! No reply no nothing. I'm sure the noise level is illegal I wouldn't call them a 4* hotel, very bad service indeed! Will not be staying there again.

Room smaller than expected. Not made to feel welcome by reception staff. No fridge in 'Club' standard room (which included wine and soft drinks which needed to be chilled). I have taken this quote from my booking to let you know that neither did I get a deluxe double room nor did the complimentary broadband internet access work in my room. A pathetic excuse from the receptionist and porter is all they had to offer me. I walked into my room where if I took 2 steps either way I would have hit a wall, I had a single bed (not double as per my booking). When I complained - i got the usual "we are fully booked Sir - so sorry" I have used this group of hotels before many times and despite reading other peoples poor reveiws for this group, I personally have never had a problem until this occasion.
I think had the hotel offered me alternative accomodation or a discount then I would probably have let this problem not bother me - but they were very unhelpful.
Stayed here before and had no problem, rooms are always small but clean and functional.
The room I was given this time was in the basement and next to the airconditioning unit, it would have been like sleeping on an airport runway, I complained and was moved to another hotel at no cost and given breakfast as compensation.
The four nights I stayed were quite enjoyable. The front office staff were particularly very friendly and nice. Though the room I stayed was quite small as I did not get to know the size while booking online, the space management was remarkable. The hotel itself is well placed just 5 minutes walk from Bayswater tube station, in a quiet area with a few traditional pubs in between the hotel and the walk from the tube.
On entering the hotel you are greeted by the friendly staff, check-in went relatively smoothly although I was a little disappointed by the lack of information divulged regarding breakfast.
The lift was very small and extremely hot and when I got to the 4th floor where I was staying in a Club Room, the heat was even more intense as I entered my small double room. The room did have some sort of air conditioning unit as promised but it took so long to reduce the temperature of the room that it was unbearably hot resulting in the most uncomfortable nights sleep (or lack of sleep) I've ever experienced.
I was in London on business and having around 3-4 hours of disturbed and uncomfortable sleep left me in a pretty bad mood, compounded by the fact I was told I hadn't paid for breakfast and turned away from the breakfast room to 'sort it out with reception'...embarrassing to say the least.
By the time reception acknowledged they had it wrong and I had indeed paid for breakfast it was too late to have any and I left the hotel tired, angry, hungry and contemplating checking out a day early! Which I would have done if they hadn't taken the full amount for my room for 2 days when I checked in!
Day 2 and complementary (and supposedly unlimited) soft drinks and water were not replenished as expected, no complimentary Club Lounge to get the drinks and snacks I had been promised and then to top off the experience whilst applying my makeup in my underwear the door was flung open (without even so much as a knock) revealling me in all my glory to god knows who (non uniformed so not sure if it was a Maid or not!). Not impressed about that!!!
My complaints whilst listened to and digested by the reception staff, led to a simple apology and nothing more.
All in all very disappointing, although I did manage to get the breakfast on the second day and it was very good, lots of choice and well cooked...not much of a saving grace but in my honest review deserves to be mentioned as the only positive.

Overall a good hotel in a very good location.

My bedroom was extremely small and restrictive. I would estimate the room to be 8ft by 6 ft. The room itself was in the basement with a small window overlooking air conditioning piping. The Television was also not in working order. The room, however was clean. Whilst I understand London hotel rooms are relatively expensive I expect a far better room for my money than I experienced here.

On the plus side, the showerroom was all very newly fitted, but the shower was so small I could barely bend down without the door opening.
The room was tiny. I had to walk sideways along the bed to reach the showerroom. I couldn't see what the narrow window looked out on to, but throughout the night, generators, or perhaps it was lorry engines kept starting and stopping. The TV volume (which wasn't adjustable) was set so low that it was almost inaudible unless the revving up outside had stopped and I switched the air conditioning off, which made the room unbearably stuffy and hot.
The promised wi-fi was only in the public areas and there was no mobile signal in the room.
The staff were friendly on check in.
It was reasonably clean, although there was wall paper peeling off the wall which suggests damp. All in all, I found the experience a bit of an ordeal.
