We were most impressed with all aspects of the room allocated and would hope to have similar on future last minute stopovers in West Ldn. Our advent to AH (Proms) meant we checked in V late that eve but had we known how super the accom would be, we would have made more effort of to offload before the concert we were attending.
Perfect postion for a short walk through KenGdns and straight to the Albert Hall. Combination of the 2 made it a delightful experience. One to repeat we hope and a pleasant change from other venues we have used for short trips to Ldn.
We have just returned from a short stay...
We have just returned from a short stay in London - myself,my husband and our 16 yr old son. The apartments are close to Paddington rail and tube station and Lancaster Gate tube. There are loads of places to eat and buy provisions close by, everything is accessible - this was important because my husband was temporarily disabled during our stay. There is a lift, but it's unreliable and broke down while we were there.
The Apartment - spotlessly clean; fresh towels provided daily. One very large double room, with quite a comfy bed; a large sitting room containing a three peice suite, a decent sized TV, a ZedBed (which we left made up, as there was plenty of space); a dining table to seat three, a small kitchenette area, toaster, kettle, fridge, microwave, small hob, sink etc. and enough equipment so we could cook if we wanted to to.
The bathroom was small and in need of updating and there was nowhere to store toiletries. There was also a leak from somewhere so we had a towel on the floor for most of the stay. The shower curtain had seen better days, but I was suitably impressed that the dodgy-looking shower was actually very good and had great water pressure!
NB: Hairdryers can be hired from reception for the length of your stay for a deposit of 10 pounds, but unless you ask, you won't know this. There is very little information in the apartment (apart from a bar tarriff!).
The building is being redecorated, and I don't know how far the refurbishment will go - some of the furniture in the apartment needed relpacing and the carpet was very old and worn.
Apart from the decor, however, the whole place was great and the staff were incredibly polite and helpful. I will definately recommend it to anyone wanting to stay in London.

The rooms are finished to an appropriate standard, shower was good.
However I feel I must comment on the cleaness of the beddings.
The inner linens were probably clean, but the bed cover and the cushion covers were absolutely disgusting. Me and my friend lay down on the bed (since the room's so tiny there's no other place to be! and we are tiny two girls..) after a long day of travelling around, then I smelt something like a person who hasn't washed their hair for 10yrs! Immediately cushions and bed covers were shoved to the floor, but that was still disgusting...clearly those covers haven't been washed for good long time. Then I stepped on the wooden floor barefoot, and it felt like the nasty hair oil's been rub on the floor! It was greasy, and unpleasant. I had to use one of our bath towel on the floor.
Other than the hygene, it was relatively quiet so we had good sleep. It was odd to see washing equipment on the table (which included fairy liquid?!) but it's understandable as it is a self catered hotel. Desite the size of the rooms, I think if they invest on a proper cleaner and a chef to cook simple hot breakfast, they could be a potentially a very popular hotel as the location was very central (hyde park entrance in 5min walk distance).

The area is excellent, right next to hyde park, two mins from underground and five from Paddington Station and shops/restaurants etc. The reception and lobby are very nice. The room was of superb standard. The negatives we found were that the halls and lifts were quite old-timey and in need of new carpets etc, the shower door in our room was broken and apparently there should have been a hairdryer in the room (didnt bother me). Overall though it was great and I'd stay again

However, the shower room was particularly small and there was no shelf to place toileteries on.

Apartment was quite dusty, tatty and a miserable shade of brown.
On the beds there was no duvet, just a tatty old blanket in a similar shade of brown as the walls, wrapped in a sheet, and covered with a slightly newer but equally unattractive blanket.
Room was too hot, even with the windows wide open. Could do with some air con or at least a fan!
We didn't really use the kichen area, but it seemed ok.
All this being said, It looks as though they are doing the apartments up, and besides having to walk over dust sheets and paint covered carpets to get to apartment, if the reception and lobby are anything to go by, it will be a great improvement, and maybe once it's finished we'll go back again. I don't think it was worth 75 a night and I probably should have complained, but I work in a hotel myself, which puts me off complaining.

This aparthotel was a good location and spotlessly clean. It is in the process of refurbishment and our room was a little shabby but fine all in all. Unfortunately we were next to the service lift shaft and the noise was horrendous. We hardly slept the first night. I mentioned it to the desk the next day and they took over 2 hours and about 3 phonecalls before they came up to listen to the noise themselves. Admittedly they promised to turn off that lift overnight, which they did do, so the second night was better. Shame, as other than that it was great. I would stay there again BUT only in a different room !

The accommodation was basic, noisy (thumping music and domestic arguments could not be blotted out) and had no air conditioning. The corridor was being repainted and re-carpeted and was not left in a safe state to walk through. The TV had three channels that worked while the others broke up. I needed a room for the night and it was clean with a very good shower etc..so for 51 in Central London it was a bargain, cheaper than anything comparable. I would stay again at this price - but not if it was more than 60 or I had to stay more than one night. I was told the room I had was better than the one I'd reserved "but I won't charge you more" - hmmm...

We had a double room on the top floor. Value for money was very good, given the location, but the rooms had very tired paint, carpets, curtains etc. I understand they are re-vamping rooms at the moment. There was crockery and cutlery, but only hot plates and microwave to cook in. Very basic utensils. No dish cloths, towels to dry plates etc and no iron. Things I would expect in an apartment. Bath towels were provided though and clean linen on the beds. So for a 1 night stay it suited us perfectly but I would struggle to spend too long there. Would I stay there again? Well yes because of the location and value, but now I know the limitations of what is available it helps.

I love these apartments and stay about once a week, provided I can get a discount price. The rooms are admittedly a bit tatty but they are perfectly clean and, most importantly for me, they are all spacious (I have sampled at least 10), especially if you book a double room. Most of the apartments have a separate bedroom and living area, which is great for doing some work. The staff are very friendly and professional, theres 24hr access and I get a great broadband signal in all of the rooms. I have paid a lot more to stay in very cramped conditions with rude staff, so if you are looking for a cheap and cheerful bed for the night in a good location with no frills then I would have no hesitation recommending it.

A very good deal for the price. Pick up some breakfast bits at a local store and you have a nice large very comfortable room for almost nothing. Mind you they are in the midst of renovation (the corridors look like they've been bombed) so the price will probably go up once that's complete. In the meantime it's a bargain.

Me and my girlfriend decided to stay here...
Me and my girlfriend decided to stay here on our first holiday together, When we stayed the rate was roughly 54 per room per night for a double room. The room ws lovely beed was a good size. Very comfortable I had no problems gettin to sleep. the only issue would have been for some that there were some road works going on around the hotel but they didn't start until 8 in the morning. By which point we were already awake and gettin ready to start the Journey for whatever we had planned on each day.
Bed was good size, The the little Kitchenette proved to be a godsend when it came to making breakfast and random midnight munchies. We had a kettle, tea, coffee, sugar, cups dinner plates, Two slice toaster and a microwave which also proved handy after we went to a restaurant and the portions were too huge to eat them all so we took some home and reheated them later that night to enjoy while watching a movie on the decent sized TV. Plenty of storage space for our clothes. a very comfortable little 2 seater sofa in the room as well as a little dining Table which made us decide to get a takeaway on a few nights and bring it back there to have at our little dining table.
The hotel was only about a 10 minute walk from paddington train and tube station which is good if you are flying to Heathrow because you then get the heathrow express train straight to paddington station. It is also very close to lancaster gate station. There are many restaurants nearby within a couple of minutes walking distance. the usual suspects, McDonalds, Burger king, Kfc, but then there area couple of Steakhouses, A few bars that served up Sunday roast, several indian and Italian reastaurants nearby. and if you would prefer to cook yourself a meal in the dinnette then there are a few little food markets nearby also.
The area the hotel was situated in seemed very nice, Didn't feel at all threatning and on a few occasions when I remembered somthing i need to get for the next day I was more than comfortable walking around the local area on my own.
The hotel is in Tube zone 1 which was good beause all the attractions that I wanted to see were all located in zone 1 or 2 which meant a tube card valid for 3 days of travel between zones 1 and 2. From paddington we went to London zoo, Camden market, Natural History museum, British Museum, National gallery, London Dungeons, Tower of London, Hyde Park and regents Park and the Peacock Theatre near the west end.
Perfect location, Excellent value room for the price paid. Useful Kitchenette, Friendly staff. and use of the storage room since we arrived at 9 in the morning and check in wasn't until 2 that day so we left our luggage in the storage room told them we would come back at 5 that even to check in properly and they were completely fine with that. Also our flight leaving london wasn't until 7 pm so they let keep the bags in storage there after the check out time of 11am so we were free to do as we pleased on that final day without have to take our luggage with us. I Have no complaints at all about the place would Definately stay here again.
It is a very centrally located set-up. The reception staff was courteous and even helped us check in a couple of hours earlier. It is well connected with the central as well district and circle line tube stations. The only drawback seemed to be that the room was very old and looked tired. The kitchen area was far far away from the pictures on the website. It was barely a square foot area with a wash basin and cooking range. The microwave was broken from the inside (though was in working condition). The tiny fridge leaked water onto the floor since it had a slightly broken door. The dinning area however was decently sized and two of us could comfortably enjoy our meals. All in all it a good value for money place, with the highlight being the central location of the property.

We hadn't seen anything like this -- offering...
We hadn't seen anything like this -- offering appartments rather than hotel rooms -- before and were pleasantly surprised. It mostly works like a hotel, with front desk, lifts, key to your room, maids, etc., except that the room is actually a small suite of rooms. Our suite (and presumably the others) had a separate bedroom, bathroom, and living room/kitchen area. Having this last one meant that we could come back from a day in London, put our feet up on the sofa, watch TV, put some drinks and breakfast in the fridge, and eat ice-cream just as if we were at home. Being able to come back and "have a quiet night in" like this after spending the day in galleries was the main reason we decided to stay here.
If you prefer self-catering accommodation, either for convenience or as a way to avoid the expense of eating out every night, then I'd definitely recommend staying here. The kitchen was well-equipped, with cutlery, plates, cups, mugs, pans, washing-up liquid, and a tea towel, and had a small table and chairs to sit at. Everything in the kitchen was spotless, and it really felt like care had been taken over making sure everything you might need was there. I would certainly have had no qualms about using our kitchen to cook dinner in. There wasn't any breakfast (or dinner) available so we just picked up croissants and cereal up on our way home instead. As checkout wasn't until 11am, there was plenty of time to sort breakfast out ourselves.
I think someone else's review complained that the staff weren't native English speakers, which I feel I should mention. Although this appeared to be true, I didn't see that it formed any grounds for complaint. We found staff to be entirely professional, capable, and friendly.
The only real downside we found to the apparment was that the rooms didn't look like they've been refurbished for a long time, and (as in most of London) the view out of the window was of the buildings on the other side of the street rather than anything scenic. The street felt to be in quite a decent part of town, though, and the rooms are probably best described as slightly shabby but well maintained and very well cleaned. Fortunately, the important items were in good condition: the mattress was firm, the bedding and pillows were so white they could have been new, the sofa was fine, and the kitchen equipment, as I've mentioned, was as-new and spotless. The overall impression was that whilst the hotel may have been run to a budget, it also maintained its standards.
If you're looking for a plush hotel with doormen and room service, and are happy spending 200+ for somewhere to sleep in central London, I'd recommend that you go and do that. On the other hand, if you think spending half that to basically rent a small, furnished flat in a quiet area within easy walking distance of a tube station (Lancaster Gate) and Hyde Park is a good deal, then I'd agree with you. We paid 79 for the night, which we thought was great value. If we'd wanted to celebrate and spend 50 quid more, then yes, we'd probably have ended up somewhere else; but for somewhere comfortable and convenient to spend the night this place is just the ticket.

Although the hotel is rated 2* its the best 2* I've been in and would definitely go back again. I prefer apartments to hotels. I've been in some terrible hotels which class themselves as 3* and would prefer never to go there again. The Royal Court 2* Apartments was definitely worth the money.

The staff are very friendly and helpful, and the downstairs area is pretty nice, with a TV room that seems also to have WiFi as many people were down there with laptops. There are also two terminals for Internet use (1 pound per 30 minutes).
My room was small and tidy, with a twin bed. Everything was very clean though old and somewhat dingy. The only real problem was mold on the bathroom ceiling, caused (I think) by water dripping from the ceiling, as there was a pool of water beside the toilet. This evaporated later, however, so maybe it was from something else.
This is a good choice for someone staying a few days because of the kitchenette, which includes a tiny fridge, two-plate hot plate, sink, electric kettle, and lots of utensils and dishes etc. As I was only staying in London out of necessity before moving on, I probably should have just taken a hostel.
Some good points:
(a) You can save money bec. of the kitchenette.
(b) The lobby is staffed 24 hours.
(c) Located about 5 minute's walk from Lancaster Gate station. I took the Underground from Heathrow, switched at Holborn for the Central line and got out at Lancaster. Perfectly easy. There was also a gentleman outside the station when I was there handing out little maps of the area.
(d) Located <5 minute's walk from Hyde Park. It was great to walk through the park down to Picadilly or thereabouts.
Some tips:
(a) Bring your own soap and shampoo. The shampoo and body soap seemed like the same untrustworthy substance.
(b) The Internet access using the terminals is painfully slow. I would go to Craven Road (turn left, first cross street is Craven) and look for an Internet place there--I used one that was 1 pound for an hour, and it was very fast. It was in the basement of a newsstand and seemed a little sketchy but not so bad. Google "keystroke logging internet cafe" to find tips on keeping your info safe.
(c) Golden Shalimar was a good Indian restaurant with cheap set menus (6.95-8.95). Walk up Craven 2 blocks and turn right.
(c)

Although we had not paid a great deal for this Hotel I expected a higher standard then what we received. When we phoned up to ask for directions, the reception staff was speaking very broken English and he told us completely the wrong way to go, it was only by a stroke of luck that we found it! The Hotel is presented very well, however...we got the lift up to our room (although, it seemed like the lift only just got us there before dying!!) and the room was very small and dark. The Double bed (which was actually quite comfortable) ran down alongside the window, which had an awful draft throughout the night. This would have been, OK if the radiator wasn't broken. The kitchen area, was basic but had what you needed. The TV in the room was broken and the electrics running up to it looked a bit dodgy with an extension lead dangling half way down the wall. The bathroom had a nice shower, but along with the room, was very grotty in appearance, not the mention the state of the plug hole, which had not been cleaned in a long time!!!!!!! Overall we were not at all impressed by this hotel and will not be staying there again. Even though this was not a refurbished room, it was not anything like was shown in the pictures, or portrayed by the information.

good location next to hyde park. less than 5 min walk to lancaster gate tube. we had one bed apartment with fold down bed for little one. apartments are basic but clean. bathroom very clean. everything a bit dated but for a bed for the night ideal at price. shower powerful enough and very warm. apartment heating very good. didnt use much in kitchen but has everything you need, fridge, microwave, cooker, kettle , toaster, all utensils cutlery and crockery etc. bedroom two single beds one bed comfy the other a bad matress. tv in living area ok ariel you had to move about a bit. the only downside we were on the fourth floor, ALL FLOORBOARDS SQUEEKY. Our apartment was squeeky, above / beside was too, quite noisy. a bit irritating. For a family for a room for the night ideal at price. we got it for 50. Wouldnt pay any more than 70 a night. CLEAN BUT BASIC IN GOOD LOCATION.

Staffs are nice especially housekeeping ladies are friendly. I booked a single room but was lucky that they put me in a twin room. Room is clean with separate bathroom and kitchen which I was able to fix a light meal at late night. Hot water in shower comes plenty and immediately. Location is also great. Close to Paddington and Lancaster Gate. Very convenient. I would stay again even in a small single room. Still value for money.

I was VERY impresssed with the whole experience at my hotel / apartment. I will most certainly stay there again. If I can obtain the same price deal I will stay there frequently. It is idealy situated; three minutes walk from central line tube and ten minutes ride to central London.
I would like the option to pay a deposit on the key to my room and retain it for the duration of my stay, rather than handing it in everytime I left the hotel / apartment which was a requirement. This is however a very small matter, it caused me little inconvenience.
The water was hot 24h unlike many previous hotels.
The shower water pressure was power shower standard even though I was on the second floor.
The heating was on 24h unlike many previous hotels.
Overall fantastic value for money.
