Check out should be later than 10:30 giving an option for a late check out at 13:00. 2. Room 13 is too small and I wouldn't like to stay there again in the future. However... 3. TV set was nit as was the bathroom.

A lovely hotel Delightful staff great breakfast and...
A lovely hotel. Delightful staff, great breakfast and good location, only 5 minutes walk to the tube. Only downside was that for a twin room it was VERY compact, however, as a city break we were so busy that we did not spend much time in the room, so it served its purpose.

What a wonderful hotel How nice it is...
What a wonderful hotel!!! How nice it is to stay somewhere right in the middle of everything, with helpful staff, a clean room and great breakfast. I absolutely loved the hotel, rooms were great and styled wonderfully, very spacious inside, with a shower that near takes the skin off you - perfect when you need waking up. I would definitely recommend this hotel to any of my family or friends and look forward to staying there again! GREAT VISIT!!!

I was really pleased with my choice of...
I was really pleased with my choice of hotel. I can't bear the bland Sheratons of this world but wanted a touch of luxury for a budget price. This place was perfect - lovely west London location, close to Portobello and Westbourne Park so lots of fab shops and restaurants close by. Hotel was stylishly finished - our room felt quite Vietnamese in style, high ceilings, dark wood furniture, elegant asian-style finishes. The bathroom was beautiful and contemporary, powerful shower, spa bath. We booked a luxury double and our room even had a little terrace to sit outside and watch the world go by. For 110 this was amazing value. My only complaint was that the bed was a little hard for my tastes - but even so, I would definitely stay here again.

We booked for our wedding anniversary and found the hotel exceeded our expactations. Located in a lovely area of Bayswater only 10mins from the tube. The hotel room was brightly decorated with a top quality bathroom. My wife thorughly enjoyed her stay, so much so we have booked there again. The staff were friendly, accomodating and a pleasure to deal with. Thoroughly enjoyable experience

Great little hotel - slowest single lift on...
Great little hotel - slowest single lift on the planet - double bed against the wall on 3 sides takes some doing!!! Small bathroom - you have to step into the shower to close the door, to get to the loo. Way too hot. But only 50 and 70 a room in central london - looks like a scaled down 4star. No major complaints - would definately go back.

well i booked a single room for one...
well i booked a single room for one night stay. the staff were all very friendly and was pleased with my room when i entered it. although it was very small being just by myself it was fine. the flat screen tv on the wall looked tiny, but when on was fine to watch, not very many channels though. 1-4 news, e4, itv2 and cbeebies. I liked the way it was designed, antique style cream furniture, clean bed, lots of mirrors, small closet, tea/coffee/kettle, safe if needed. The bathroom was good quality, only the sink was small and abit clogged. shower was fine and get complimentary shampoo etc.<br />Had breakfast first thing at 7.30 as had appointment somewhere, nice staff, fresh food and variety of cereals, youghurts, crossaints, bread rolls, toast, boiled eggs, jams honey etc tea coffee orange juice too. ideal location 5 mins to main roas of shops, shopping centre, tube station etc.<br />overall great for price i paid on here of 50. would stay again.

This hotel was lovely - I was really pleased with the room. London rooms are usually small and this was no different but they made the most of the space and it felt like great quality.<br />Friendly, helpful staff. Security was worrying though - that was the only downside.<br />Clean & well decorated. Location was great - quiet street but very near 3 tube stations and lovely Bayswater/Notting Hill area. 24 hour buses so very handy.<br />Would definitely go aai and recommend o friends.

We had a very pleasant if very small room. Lifts very slow but stairs available! Rooms have been very recently refurbished to a good standard and bathroom was very good.<br />I have to say the breakfast was disappointing for a 4 star hotel. We knew it was a continental buffet (we understood there was an optional English breakfast for a supplement, but this was not offered) but the range was very limited. No fresh or even dried fruit at all, hard boiled eggs which wouldn't peel and one cheese and one cold meat. Tea and coffee was served from Thermos pots, which I always dislike. This would make me think twice about staying here again.<br />But lovely staff and a very convenient location.

Firstly as it's in Notting Hill it's in...
Firstly, as it's in Notting Hill, it's in a very expensive area, so I was very glad to get two nights in a double-room for 170 at short notice.<br />The staff were extremely friendly and helpful - probably much more so than I've encountered before, so I was very impressed by both that and the decor, as it's been refurbished within the past year to a decent standard.<br />The only downsides are that the lift is very old and slow, and when we got up to our room it was extremely small - a double bed up against a wall, with just enough room to squeeze past on the other side, which is rather what you expect in Notting Hill. <br />However, I went downstairs and tentatively asked if there were any other rooms available, and they found one for me which was excellent. All round I was very impressed!

Stayed here for one night. This hotel is in a great location to get around London. Near two tube stations. No air con but a fan was provided, luckily it wasn't too hot outside and the window open did help but I image it would be uncomfortable it it was a warm evening. Stayed on the 4th floor, the room was very small but room and bathroom very clean. The breakfast that came with the room was good , toast, cereals, cold meats etc. Overall I would stay here again but only as a base if I had the same room again. I think there are probably larger rooms but we liked the value for money that this room represented.

The room looked nothing like the photos on the website. It was incredibly small, hot and in the basement with no window. Was not impressed. Overall, the hotel looked lovely but the basement rooms had obviously been forgotten about. Also, was woken at 6am with the noise of builders and kitchen staff.

Great location in a quiet part of town...
Great location in a quiet part of town - mind you, it's hard to find because of the strange way the streets are numbered - no fault of the New Linden, though. My room was spotlessly clean and comfortable and the staff at reception courteous and helpful. The one very small thing I'd say they could improve is choice of beverage and bread at breakfast: if you're happy with a very basic choice here then it's fine. Really good coffee, and more than just "builder's" tea, make a difference to the way you start your day...

this is the second hotel i've booked with...
this is the second hotel i've booked with late rooms.<br />'standard double' rooms were london sized--smallish, but we saw other rooms which were much bigger. the room was comfortable, and we didn't feel cramped.<br />the only downside was that a bathtub would have been nice, but i think you have to go up a class. room nicely decorated; all the rooms we saw were different.<br />breakfast standard continental, but fresh and decent.

Rooms were clean and tidy but ours was very small - had a problem with the lights int he room ( we couldn't turn them off!) unfortuantly as the hotel was fully booked we couldn't more to another room but they did manage to sort it out eventually and have offered us another complimentary night with them.

Nice boutique hotel just a few minutes walk from Queensway tube. Friendly staff and quirkily decorated rooms are good value, but small irritations remain like plug sockets not working, flakey wireless, and room next to lift proved noisy! Lack of aircon was a shame over the recent hot spell. Nicely located for Westbourne Grove/Notting Hill/Queensway so lots of pubs, restaurants etc.<br />Good, but simple breakfast and quiet location have brought me back several times recently, so recommended.

Arrived by Taxi, but two underground stations are 5 minutes away.<br />Beautifully decorated public areas, good professional staff.<br />Room well decorated and really clean. Big window, lots of light, really good quality bed. Linen etc was high quality - this was no chain hotel but more 'Boutique'. Down side was it was very small. No desk to work at, no bath etc. But for 75 it was fine. There seemed to be some basement rooms which possibly would be dark and not so nice.<br />Summary - very good value, constraints upon it by cost of Central London properties have made the rooms small.<br />Breakfast was good, lots to eat. Some items a little dry/tired by 8am when I ate.<br />Will stay again.

It's all very elegantly designed, but my single room was startlingly small with no room for a desk, and fixtures and fittings were poor - bathroom shelf balanced precariously on 3 screws which drops to the floor when you pick up a towel. However, it's a nice quiet area close to restaurants etc., with pleasant staff and a good breakfast. I would stay there again for 60-70, but saying it's really a 180 room and I saved 130 a night is ridiculous.

The New Linden was fantastic. Upon arrival we were placed in a basement room, which we weren't happy with (small and enclosed, no view). We returned to reception and asked if any other room was available. I'd already mentioned that we were in London to celebrate my GF's birthday, the receptionist referred to this and said it would be no problem to move us and put us in a suite. The suite was huge and very nicely decorated- bonus! We had a great weekend in London, the hotel is in a great location and staff very helpful, breakfast was good. Just avoid the basement.

Very friendly staff and very nice buffet breakfast included in the price, but the room was small and they had crammed two single beds into it. It would have been better if there was just one single bed, or one proper double. Plus, no A/C which is something to bear in mind, depending on the temp when you're visiting.

Hotel is close to Bayswater tube station and convenient for Hyde Park. Staff at reception were quite helpful. The room was bigger than I expected for London. The lift is very slow. One of the towels in the bathroom was dirty, and the hairdryer poured with smoke when I tried to use it. Breakfast was average, continental only. Would recommend this hotel if you're in London for a concert or similar, and you literally just need somewhere to sleep, but wouldn't recommend it if you're planning on spending much time in the room. Location is good, but there are better hotels in the same area.

Not kowing the area we struggled to find...
Not kowing the area we struggled to find the hotel, but when we did arrive, we were met with a beautiful quaint old town house converted in to a hotel. The lobby showed pure decadence and the lounge area had beautifully designed sofas and tall backed chairs. We had booked a delux double room, and was expecting the room to be small. When we went inside, the room was a lot larger than we expected. The bed was very modern, wood flooring throughout luxury draped curtains and gorgeouse accessories. The window was open with a lovely view to a terraced area. The bathroom was done out in modern granite tiling, two sinks and a multi shower with a large overhead shower and also a smaller shower head, the bath tub was the biggest i have ever seen. We took a walk to the end of the road (on to Bayswater Road) and we had everything we needed there. Our trip was based on a concert in Hyde Park, so we were in walking distance of the park. Reception was open 24 hours which was also a great help. Staff were fiendly and helpful and our stay very enjoyable! The only thing missinbg in our room was air conditioning as it was red hot outside, but they did provide a room fan for us.

Stopped in this hotel once before and got...
Stopped in this hotel once before and got a standard room which had me in the basement next to the lift machinery. It was still good value but very noisy.<br />This time I went for one of the luxury rooms, still only 110 for a double. What can I say its definitely worth paying the extra. The bedroom was brilliant with the added bous of a jacuzzi bath, coloured lights and all.

This was our second stay. Our room was smaller than before but adequate to use as a base for exploring London. Plenty of lovely restaurants within walking distance and the tube is only a 10 minute walk away. Quiet and peaceful surroundings

El hotel New Linden me ha parecido bien,zona tranquila, muy agradable para pasear por la zona y a 5 minutos andando del mercado de Portobello , bien comunicado, tienen consigna para dejar el equipaje,pero te tienes que fiar de la buena voluntad de los huspedes porque no te dan tarjeta de recogida de maletas , la habitacin era poco espaciosa, al cuarto de bao le hacia falta tener manpara para el bao que la ducha fuera de telefono, y un toallero en la zona del lavabo pero era nuevo y limpio ,el desayuno bien y la atencin buena, lo he recomendado, a mi en concreto me interesaba la zona por tener un familiar viviendo en el barrio.

Not quite the four start hotel I expected, the room was very clean and stylishly decorated but rather small for the 'luxury' double I was expecting. At the same time it was very comfortable, but something I would expect for a regular double rather than a 'luxury' room. It was a great hotel, good location and excellent customer service, however it didnt pay quite much attention to the finer details which could have made all the difference in making this a memoralable stay. In comparison to other luxury hotels I have stayed in the rather small flat screen, it had limited 'Digital' channels and complimentaries, however at the booking price I would say it is value for money.

Das Hotel ist gut durch drei U-Bahnstationen(Queensway, Bayswater, Notting Hill Gate) zu erreichen. Das Hotelpersonal ist sehr freundlich. Die Zimmer sind sauber und in einem guten Zustand, aber klein. Aber das ist fr England ja normal. Das Frhstck ist fr England auch gut. In allem ist das Hotel wohl zu empfehlen und wir werden bestimmt wieder kommen.

The Hotel is relatively small but with modernised compact rooms with good facilities. It is clean and well-cared for with very pleasant and helpful staff (24hrs). The continental breakfast buffet is fine with a good spread of fresh produce. The price is competitive for west central London. It's 10-15 mins walk from Notting Hill Gate Tube Station which connects well for all immediate parts of London. There are many and varied restaurants in the locality around the hotel. It was my first stay and I will happily use it again or recommend it to anyone for a short business trip or a longer private leisure break.

The room booked was for a family of three. It was very small and would have been small for only two far less three. The standard of fittings and furnishings was good but more thought has to be given to the size of rooms for families. There appeared to be only rooms with three single beds too rather than the more usual double and single. Too cramped for three people! The hotel was well located and quiet even although busy.

The New Linden is a lovely hotel with comfortable beds, nice clean bathrooms and a quality feel. The room we were given originally this time was very small for a couple staying a few nights, but we were moved with no problems at all to a larger room so our stay was comfortable. <br />Decor and facilities are very good.

great location 10 minute walk to shops and transport. Room very clean and had been updated. <br />Be warned the rooms that are advertised show lots of space, this is not the case with the room we had, you couldnt swing a cat in it it was so small my partner had to either crawl to the end of the bed or climb over me to get out. shower had no curtain the whole bathroom ended up wet as this room was also exceptionally small. <br />this hotel is fine if you are staying a night or two longer stay here would be fine if you can get a bigger room. (not room 202.) <br />Staff were great, breakfast was okay. good value for london. <br />

I've stayed in other hotels in London that...
I've stayed in other hotels in London that were both more expensive and not as good as this one. Although the room was very small with just enough room for a bed, cabinet, and TV attached to the wall, for a hotel as a place to sleep whilst you see the sights of London I thought this place was really nice. The bathrooms were very stylish and were in very good condition, and breakfast was served until 10am which was nice for late-risers such as us. There was a good selection of cereals, meats and cheese, yoghurt, toast, rolls and juices along with tea and coffee so ample opportunity to fill up before a day out exploring on the buses or underground. closest underground was a 10 minute walk / 3.50 cab ride away which is the only slight down thing, although I have to say the room was also quiet noisy in the morning due to our room being underneath the stairs to the 1st floor, so all early-risers woke us up several times between 7am and 9am!

In a lifetime of travelling all over the world, this was the smallest room I have ever seen or indeed stayed in. It was so small that there were no side tables next to the bed and the only lighting came from overhead spots. Admittedly the bed was comfortable but I hate to think what one would do with another person in the same space as it was a double! In the morning I rang the front desk to advise them that I was leaving but that I would be a bit later than the check out time (10:30) a rather rude woman told me that I would be charged 10 per half hour beyond the checkout time! The lift looked tatty with buttons held in by tape. All in all I would never stay there under any circumstances.

Great room for the money - very nice decoration, great customer service, fabulous bathroom with room enough for two in the bath. The room (17) was quite hot with no discernible reason for it, so it may have been next to pipes/boiler or something, but we opened the window and that solved that problem.

As a solo traveller, I was given a twin room but even so it was very cramped. Two beds jammed together and hardly room to move around. There was no desk chair so I had to complete a business document propped up on the bed. Loads of electric sockets, free wifi, very smart bathroom and good location were pluses. Breakfast offered a good variety (excellent coffee) but fresh fruit or fruit not in syrup would have just made the difference

Very clean, friendly, quiet, good breakfast, super location. Nothing was too much trouble for the brilliant Concierge. Will definitely stay here again + recommend it to my friends.

Central London Hotel - Great value for money...
Central London Hotel - Great value for money, close to shops and Notting Hill also. Easily accessible and walking distance to Hyde Park and Oxford Street. Bargain prices for such a lovely decorated and Modern hotel in the centre of London. Would recommend and would definitely stay here again if down in London. Staff were really friendly and couldn't do enough to help - able to leave bags on the last day with no charge (which is always a good thing!) until we had our train back home later in the evening. Superb Hotel and most definitely centrally located!

the room was really small but once i had got over that it was actually really nice. the bathroom was tiny and there was no shower curtain. it was stuffy when i arrived but soon cooled down with the window open - might be different in summer. i had expected free wifi but this didnt seem to be available.<br />restuarant wasnt brilliant but ok for brekkie

Perfectly fine. I had a room in the basement and the tv reception wasn't great and the wireless internet was of sporadic speed. I expect the other rooms are a little grander. The on suite bath/shower was of a good standard and bed was comfy enough. Breakkfast was continental only and unfussy but plenty good enough for me. Having paid 55 for a single I thought it was reasonable value for money though they concept that the room could ever be charged out at over a 100 is just silly. Even if you look on the New Linden Hotel website you can see the standard room rate for a single is 79.

The hotel is in a convenient location, easy walking distance from the underground and in a nice quiet area. The staff we're helpful and efficient and the room was clean and tidy. We stayed in a standard double room and, although it was a small room, it was well laid out and furnished and ideal for what we needed, it even had a balcony! The breakfast was good, a simple continental style buffet with plenty to choose from and a great start to the day. <br />Overall, I would highly recommend this hotel.

Although I probably ended up in the 'worst'...
Although I probably ended up in the 'worst' room in the hotel (down in the basement, view of a wall out the window) for the price I paid the standard of the hotel was excellent. I would certainly recommend staying here again.

The hotel was great value for money and the people behind the desk were exceptional, especially with our enquiries as we were not from the area. The breakfast was OK, no complaints, however i was shocked by the room as, it did not look like the pictures i had seen. I later saw a collegues room and theirs was lovely! So if i had their room i would have been happy, however i cant really complain as although my room wass tiny, i got it for 50 in London, so i was pleased with that. <br />Also, the lounge area was very nice indeed.

Although there are no bar facilities with this hotel, the quality of the modern rooms were very good and the room I stayed in had an excellent en-suite. There is only a continental breakfast but for the late room price, I would definately return when staying in Central London

Booked on recommendation of Energy Industries Council and was disappinted to find there was no wireless internet available. This is needed by most business travellers these days.<br />Our first night we were in a room just off the lobby which was very noisy when late night revellers returned to the hotel. The hotel then moved us to an excellent room upstairs for the rest of our stay.<br />No cooked breakfast offered.

The rooms were quite small and with 2 staying in each room, it was a struggle to get dressed at the same time without inadvertently elbowing your partner. Again, the bathroom was tiny. BUT the room (including the bathroom) was decorated beautifully and with the patio outside our window, it was well worth the space deficiency. On the whole I thought the room was charming and I would definitely stay their again. I have given customer service a middling score simply because there were a few very minor issues of understanding and our not requiring any particular service to give the staff the opportunity to excel so I don't feel I can truely comment.

I thought this was an excellent value for money hotel. Clean, although rooms were a little small; it had everything that was needed for a one night stay (theatre).<br />Would recommend it to anyone.

This hotel was real value for money, although the bathroom was very small, the room was airy<br />and light and a decent size, the breakfast was good, typical continental but quite sufficient, in a good location for shops, resturants, and most importantly tube station. We found the staff friendly and helpful.Would recommend this hotel to friends, and would stay here again.

my room was on the ground floor very near to the reception so getting an uninterrupted nights sleep was quite difficult. When people arrived late and used the lift it was right next to my room. I've been here before and had no problems so my onle warning is don't get a room near the reception, I think they're 14 and 15 or something like that. I'm not sure they should have rooms so closed to reception.

I was initially uncertain about this hotel. It's 4 stars, and the price on Laterooms was two thirds of a comparable 3-star in Kensington. What I found however was a large townhouse type hotel where the furnishings truly are quality 4-star (or even 4 1/2), the room was great, the shower was the rainfall type, very high under the ceilings, an extremely pleasant surprise. My ground floor room was however right above the boiler, causing a rumbling vibration through the room 24h of the stay. It was still possible to sleep, but a bit distracting, like on a ship. I can't say whether the price was due to this or if every room is as cheap (and good).

Very nice reception area. Nicely refurbished single room - small but very well set up. Breakfast had plenty of variety (continental) and was just what I enjoy - yogurt, cereal, juice, coffee and tea, meat, cheese, eggs, rolls, fruit cocktail. I got really good value from late rooms and got 2 nights for 104. There is a secure luggage room for leaving bags both before and after you check in or out. Staff are friendly and helpful. This is the best small hotel I've stayed in in Londonfor the price I paid, though I know that it can be much dearer than that.

Had to request to move rooms as the initial room was incredibly small, especially to stay for 5 nights, (twin beds were touching either other and even still there was less than 2 feet between the end of the bed and the wall) other room was excellent, very clean and spacious, front desk and cleaning staff were both fantastic as well, will definitely stay here again

Fantastic quiet spot with easy walking access to Nottinghill Gate and Bayswater. Nice rooms, lovely jacuzzi bath. Efficiently run. Very good value for the money, including breakfast. Only downside was the average breakfast with very noisy staff shouting at each other and banging and clattering in the kitchen.

The New Linden is in a great location...
The New Linden is in a great location to explore London. It's about 5 mins walk from Bayswater station and about the same from Notting Hill Gate. The 390 Bus takes you to Oxford circus. The room was very small. The double bed was against the wall on one side with around 2 feet clearance from other walls. This did not worry us as we spent very little time in the room, (sightseeing during the day and west end shows in the evening) so it was perfect for that. Bathroom was small but adequete and clean. Shower was nice and hot. The room had hanging space but no drawers and did not have any room for suitcases. If you needed to iron a garmet this was done in the corridor outside the room. There was some noise between rooms but this was not excessive and did not worry us. A continential breakfast which was included in the rate was simple but adequete Staff were very friendly. At 79 quid per night it was reasonable value. Overall we enjoyed the stay but note that we did stay in better accomodation (for same price) during our visit to London so would unlikely return and recommend on this basis alone.

We thought the Linden hotel was very attractive and well kept. We loved the flowers outside and the balcony. Thje room was very good and comfortable. Super bathroom. It would have been nice to have biscuits with the tea and coffee.<br />The manager was very welcoming, helpful and courteous.<br />The only criticism is the decor in the dining room, It is totally plain, so unlike the rest of the hotel, consequently it doesn't feel welcoming. <br />The breakfast was fine, it would have been nicer to have had fresh fruit rather than tinned.

I realise they wanted us out asap but check out wasn't until 10:30! <br />This didn't take away from an amazing room and stay only wish we had booked more than 1 night

I booked a double room through Late Rooms...
I booked a double room through Late Rooms for 79 and I got a typical late bboking hotel website room - small, in the basement, next to the restaurant and kitchen. The room was cramped, the shower-room was timy and there wasn't enough room in the shower-room to put my toilet bag down. When the shower was used the room ended up swimming in water a la wet room but without the drainage!!<br />I asked to be moved but apparently there was no availability. In my view as a frequent traveller and Late Rooms user, this was a poor hotel and porr value for money. The pictures on the site do not represent the rooms sold to Late Rooms customers in my expereince and I wouldn't recommend this hotel to anybody.<br />I was awoken at 6am when the kitchen staff arrived for work and with the paper thin walls, could hear everything happening in the restaurant. Not the best start to a day!!<br />Poor service, poor rooms, and poor value for money.

This is a lovely little hotel, tucked away in a quiet square close to Portabello Road. Staff were very friendly and eager to be of service. The room was a decent size, clean, and tastefully furnished. It was excellent value for money - a great base for a couple exploring London. We only had one complaint: The shower had no curtain or door and was so small that the water went all over the floor of the bathroom.

Great value from Laterooms.com, great loaction for Nottinghill night life and shopping. Nicely refurbished rooms and common areas with good quality materials. Spoit only by basement room next to the heating system which is noisey if you are a light sleeper (rooms 1 and 4 in the basement should be avoided, if you are). Very nice buffet breakfast and friendly staff. Will probably stay here again, just not in the basement.

Our room was much smaller than we suggested after have read the comments at Late Rooms. We could hardly move and absolutely not sit down anywhere else but on the bed. Although it was rather cheap, pound 210 from friday to monday, we wouldnt say it was fully worth the money.

The hotel had problem with boiler and on arrival were informed that we had to be transferred to sister hotel (Mayflower) for one night.Surely,we should have been informed of this before setting off on our journey and as we were only staying for 3 nights it was inconvenient.<br />The room provided was in essence only a single room ,with a double bed squeezed into it.

When we turned up at the hotel, they didn't have a room for us. The hotel said they never received the fax from late rooms, and late rooms say the hotel never processed the fax. Either way we were short of a room. However the hotel did find us some alternative accomodation in nearby Vancouver Suites which was equally good, except because it was suites, there was no breakfast.

When we checked in they had no record...
When we checked in, they had no record of our reservation. Luckily I had my confirmation from Late Rooms. They only had one room left - this was down in the basement, next to the breakfast and cleaners area. The room was tiny and very noisey in the morning with the cleaners going in and out of their cupboard with the squeaky door. The window had been blacked out. The bathroom was also on the small size and had no shower door, so all the water just went onto the floor. If you are going to book a room, think you would have to have go for the Deluxe option. <br />Breakfast was dreadful - it was continental, but the options were very limited. They had a bowl full of what they described as fruit compote - I am sure it was Del Monte Fruit Cocktail. Need more variety, larger selection of fruits and danish pastries and get rid of the massive bowl full of smelly boiled eggs!!! <br />On a positive note, the room was clean and the hotel lobby was lovely, very tastefully decorated. <br />Unfortunately no bar etc. <br />The photographs on the website look lovely, and is a true description of what the rooms are like. I am sure we were jsut unfortunate with the room we were given.

I was staying at the hotel with my 2 daughters (both adults). We woke at around 8am. The room smelt of cigarette smoke - we all smelt it. We told a member of staff. The manager said the member of staff couldn't smell the smoke. We felt she insinuated we were lying. One of my daughters is pregnant and was distressed about the smell of cigarette smoke.<br />The shower was cold. I was told this was because the hotel was full, everyone was showering at the same time and the hotel had 2 boilers. Surely the hotel should be fully functional when full? Hasn't it just been refurbished?We were offered 2 other rooms to shower in. The water was cold in one room and I didn't find the other room (don't think I looked in the right place). I was offered 20% discount. I didn't feel this was enough, given the inconvenience and discomfort of cold shower & cigarette smoke. The manager said she was not allowed to give any more compensation and that I should contact the owner.<br />In addition, the TV didn't work properly - very jumpy picture. Also, very worryingly, there were bales of bed linen on the stairs - the stairs were the fire exit. In an emergency it would have been difficult to negotiate the stairs safely.<br />

We were upgraded which was very nice. We will definitely go back to the hotel as the room was excellent value, clean and comfortable. Much nicer than many other hotels I have stayed in for more money. It was in a quiet area of London so none of the usual sirens, traffic or late night revellers that is common in the city. The staff were really helpful and very polite at all times.

Close to the tube station but surprisingly quiet and in a very nice area, although a little hard to find due to the confusing street (and street number!) layout. Beautiful room (with balcony), enjoyed the jacuzzi (complete with changing atmospheric lighting!) very much. Would definitely stay here again.

Hotel was excellent. Staff were very friendly and helpful. Location was good, with bus service at the end of the road, and the underground close by. Only complaint about the room was that the very comfortable bed ended just about 1ft from the wall which meant one of us had to 'crab walk' along the end to get to the bathroom. Otherwise the room was very good.<br />Breakfast was very, very ordinary, and there was no marmalade - just jams. Not what was expected. We mentioned the breakfast to reception on our checkout and were advised that they are looking at the way they present breakfast and are planning on changing it in March.

while the hotel is very nice my room...
while the hotel is very nice, my room was too small - late January, i am sure they had better rooms available. As I was only there 1 night and spending little time in the room I couldn't be bothered to ask for a bigger room. Hardly room to swing a cat - not that I had one, but if one had sneaked in the room it would have been nice to swing him round the room.

Excellent value for money:service was great, room was great, unusually clean for London, location ideal. Breakfast was mediocre but considering the very reasonable price of the horel, acceptable. Would definitly return to the New Linden for my next London visit

Basic room a little small but fine for a short stay. Our room had a balcony which was welcome as smokers. Breakfast was continental buffet and all was fresh. Would recommend, especially for those seeking a centralish location. Excellent restaurants within spitting distance.

Booked through laterooms, the new Linden is best value for money in London! As usual in London the rooms are not spacious, but high ceilings and very tasteful, high quality furnishings and decorations plus all mod cons as flatscreen make up for that. I am travelling frequently all over Europe and see lots of Hotels. I whish more were comfy, clean and great value for money like this one. Will definetly be back.

The luxury double room we booked was tiny...
The luxury double room we booked was tiny, and being only a stones throw from reception we could hear everything; the reception phone ringing, people coming through the front doors, the lifts opening and closing. The television in our room was broken, we could only get limited channels, the channels we could get were poor picture quality and kept sticking. Reception came in to try to solve the problem, but could not. We were offered an alternative room but the alternative was not the luxury double we had booked. The heating in our room was also poor. Breakfast was nothing special, there was a limited range of foods and drinks. Staff in the breakfast room cleared away the food with no warning at 10:00 exactly, and then started hoovering around us while we were finishing breakfast.

Booked a single room and although it had twin singles in it which were squeezed in it was absolutely fine for the purpose of my (business) nights stay. The modern design and cleanliness of the hotel was excellent. I did not have any meals there so cannot comment. The staff were VERY helpful and accommodating. Thoroughly recommend this hotel.

This is one of those hotels where they have obtained their stars by filling the room with a trouser press, tea-making facilities, hair dryer, etc. but seem to have lost sight of the more important things such as a shower screen, a shower head that doesn't spray the entire bathroom and insulation so you can't hear the person upstairs going to the toilet!<br />Otherwise, great location!

An excellent hotel in a very convenient location for central london and theatres. Plenty of good restaurants/pubs/fast food outlets nearby. The rooms and ensuite facilities were lovely, with an individual feel to them, not just like any other hotel. The standard of furnishing, decor and cleanliness was superb. Staff were all friendly and most obliging. We'd definitely recommend the hotel and certainly intend to stay there ourselves again in the future.

The hotel was of an extremely high standard - very clean and well looked after.<br />The room, however, was absolutely exceptional! The quality of the furnishings, the facilities (shower, bathroom, TV, Internet connection) were of the highest standard and as for the bed, pure luxury - it was as though it had never been slept in!<br />Next time I'm in London, this is where I'm staying for sure.

For the money a good location and adequate accommodation albeit a small room with a design of shower that always flooded the bathroom. Clean though and very friendly staff. Have paid a lot more for a lot worse so if you want a crash pad for a few hours then this is the place.

I bboked a double room for single occupancy as I had read previous reviews which stated the single rooms were quite small, I was very fortunate to be given what appeared to be a family room so I had plenty of space for a very reasonable price, the accommodation was very comfortable, bathroom great with multi shower and the area around the hotel was relatively quiet so no noise at night which can be a problem in city centre hotels. The reception and breakfast staff could not have been more friendly and helpful and were happy to advise on nearby restaurants and pubs,easy access by nearest tube to centre of London via circle line.

Very good value for money hotel with recently refurbished rooms. No bar or restaurant but a nice friendly pub on 2 minutes walk away (The King Edward) was very warming and cosy with good grub. The Wi Fi worked well and the area was nice and quiet so no disturbed sleep. Good location and 5 minutes form the tube made this a very useful hotel.

The hotel was a pleasant surprise when we arrive - inside this unasumming hotel is quiet, contemporary and real treat compared with the run of the mill hotels in London.<br />The rooms are small (this is london) but they have everything you need for a short break.<br />Although I'm not quite sure why every radiator was pumping out 24 7. <br />Its in a fantastic location a few minutes from the Tube and there are numerous pubs, bars and restaurants in teh area if you just want to stay local.<br />Would recommend this hotel for a short break.

Really good location, in Notting Hill, nice road of pleasant houses. Most wonderful restaurant 'Hereford Rd' a few doors away. i was expecting a bit of a hole for the price and after reading reviews on trip advisor. I found the hotel modern, clean and staff friendly. I would definately stay there again and for 43 each it was a bargain. Only 5 mins walk from Bayswater tube

The bedrooms all had been refurbished using, by the looks of it, an interior designer. We had the best room. However, there were a number of problems. <br />One night all the lights fused - easily fixed by a phone call to reception. <br />The room above ours was the family room; and the noise from it was dreadful. When we complained to reception, they apologised and explained that the wooden floors (no carpets) echoed all the noise, especially if walked on with shoes. As the room had a family with 3 children in it, we were kept awake by the children walking or running around the room. A clear design problem - a noisy floor in a a family room. <br />There was literally only 6 inches between the end of the bed and the wall, so to get to my side of the bed, I had to carefully slide my feet under the end of the bed and do a sort of sideways shuffle to get past the end of the bed.<br />On the day we left, there was a problem with the water - no water flow was coming out of the taps - only a dribble.<br />The staff tried to be helpful; but the hotel clearly has some design issues it needs to resolve<br />Note - no restaurant - only a breakfast room.

The only reason i put he foor as ok was because when i went down for breakfast there was no choice in hot food and the toast was cold. but i didnt eat a evening meal so im not sure about that. the room was very nice even though small. and you can have either a shower OR a bath. so just put that in your special requests.but on the whole i really enfoyed my stay and the staff were all very nice. and i thourghly enjoyed my stay and would probably stay again.

Breakfast was not very good - cold toast and barely warm hard boiled eggs. The choice of beverage in the room was very limited - tea or coffee, no hot chocolate or decaff, or herbal teas. The room itself was tiny and the bathroom minute. You had to sidle in to the right to be able to shut the door at all. The lift was very very slow. All in all, OK if you just want somewhere to sleep for a night but I have stayed in far better hotels in London for not much more money.

The room in this hotel was in all honesty very poor and lacking in all respects. To use the expression 'couldn't swing a cat around' would have been generous for this room. I struggled walking around the bed adequately. The en-suite was as large as the bedroom. The location was fine but certainly my room was sadly lacking and the hotel was in need of a little TLC.

<br />On arrival the receptionist was checking in another couple and was being particularly unhelpful bordering on rudeness.<br />The room had a radiator on full blast all night and they did not want to fix it despite two reports to reception. It was like sleeping in an oven all night and was also very noisy. Apparantly there were no other rooms free. The next morning, the new receptionist did not want to know and merely said the the previous nights receptionist had not reported it.

Nice clean hotel ( been refurhished) in a good location. Breakfast minimal but acceptable. Rooms are far too small, beds pushed together as other reviews have stated. Nowhere to sit, minimal clothes storage areas. Almost impossibble to stand at the washbasin.

This hotel is about 5 minuets from bayswater tube. the staff on the whole nice and friendly but not really able to help with general questions about how to get to places.<br />The food was nice and tasty we stayed for three nights and i dont think i could of eaten another breakfast as it was always the same with no variation at all.<br />Our room was small but i expected that from other reviews the bathroom was very small and looked nothing like the pictures, but was still a good quality of decoration which has been well maintained.<br />I would recomend this place to everybody

The only thing I would comment on is that the luggage room is far too small for a hotel with 51 rooms!!!! We had to leave our Luggage in the lounge and it wasn't locked away which could be a worry if you are carrying expensive clothes or a laptop etc! Other than that - amazing!

if you stay at this hotel.... please be aware that rooms 1-10 are in the basement. at first we were put in room 8 but after complaining we were moved to a room upstairs. lovely rooms that are all different , but are quite small. overall it was a good stay though and in a nice part of London.

The hotel was lovely in every respect except that our room was tiny! We booked a twin room but the room was so small, the single beds were pushed together against a wall and you had to climb over one bed to get into the other bed. It really should have only been a single room and was made into a twin to make money! That was really the only problem, lack of space for clothes, etc.. In every other way I was quite pleased but that would put me off going back or recommending it to anyone else.

The hotel is nicely located, with good access to facilities and transport. Rooms are attractively designed. Breakfast is good.<br />However, the information provided on your website is inadequate and misleading. I booked a "standard room", taking the picture on the site for showing such a room. The New Linden standard room proved to be extremely small, with hardly any room for the cramped double bed, let alone anything else. What I mildly consider a standard room is in the New Linden the bridal suite (with the corresponding rate!). Furthermore, the impression is given that parking space, though limited, is available. This is not the case. In conclusion: the hotel is pleasant but overly expensive.

A nice location. Well refurbished with good quality fittings and good workmanship. The rooms in the basement are small but well thought out and easy to be in. Great value although a little noisy in the mornings when staff are preparing for breakfast.

We noted previous comments on the rooms being too hot, this was not a problem we encountered. However, we noted that air-conditioning equipment was in the process of being delivered during our stay, so this should address those previous concerns.<br />The fixtures and fittings at the New Linden are obviously new and to a good standard, what you cannot ignore is that the rooms are small and everything is compact, due to the overall size of the hotel. Don't let this put you off; the location and facilities far out-way the disadvantages.

The double room was very small, clean but if two people stayed in it, it would have been a struggle. Shower was excellent, but you had to squeeze around the door to use the toilet. I stayed there one night, and had breakfast which was simple but did the job for me.... Croissant, glass of orange juice and a weak cup of tea.

The booked room was incredibly small, even tinier than on a cruise ship. We were then shown other rooms including 'the dungeon'. We went for the basement as the room was larger and the light from the window minus the view was fine with us, believe me if you toured all day. it wasn't important for yet another view. It was indeed warm but with the windows open and fan going, it was just fine. Overall we were very happy with the location and the friendly staff. I would definitely recommend this place to all.

We asked for a double room but were allocated one with 3 single beds, which was fine. Our room had a fan in it, which was necessary so I would check when you book as not all rooms had a fan. The decor was a very high standard, lovely bathroom. Staff very friendly. Very good continental breakfast in morning.

Decoration of this hotel is good. Breakfast is very basic and it was disappointing to find out that there is no air conditioning in bedrooms ( it was the hottest days in London when I stayed so the heat was rather unbearable). We got 5 rooms from the hotel and the size of the rooms are all rather small. Staff is the greatest asset of the hotel, they are friendly and helpful.

We were crammed into one of the basement...
We were crammed into one of the basement rooms, down a hallway past the laundry room - hardly the "boutique" hotel vibe we'd expected! Our actual room was next to a door that led to the outside. It was a very hot night, but we had to keep our window open because our room had no air con. This meant everyone who entered through this door could see into our room, hear us, and we could hear them. The staff member on duty was simply rude when we asked to move (there were no other vacancies). The upstairs rooms may be better but with so much choice in hotels why risk getting this dreadful unpleasant dungen-like accomodation?

<br />The customer service was extremely good. The hotel location was just perfect for accessing Portobello market, numerous restaurants, shops and bars. I had friends who stayed near by within walking distance. Rooms were really modern,spacious and well designed. Only downside was that there was no air conditioning and as I stayed in July the room was a bit too hot.

We were very disappointed about this hotel. The room we booked was a DOUBLE ensuite but actually, the bed was two twin beds pretending a double bed. The room was quite small with only a narrow space is left beside the bed. The TV set was out of order in our 5 days stay but no one had come to fix it even we've complained this to the reception for 3 times.

A short walk from the station, we arrived at the hotel which was nicely decorated and warmly welcoming.<br />The first problem was being issed a twin room when we booked a double room, after calling reception we were immediately given a double room in the basement.<br />Room was pleasant, neat and the decor is modern. The only problem is that the hotel is still going through some moderations so right outside our window was drilling/sawing/people speaking. <br />We were promised that they would finish by 5pm and only start at 10.30am (which is the time we were supposed to check out). But the drilling continued the next morning at around 9 which was quite annoying.<br />Staying the one night in the hotel, the hotel was great for value. Except for the moderations still in progress the hotel is very pleasant and would a definate recommendation as long as the modertions have all finished.

I was in a basement room which was a good size but very dark and smelt of damp. I didn't feel particularly safe with a window facing out onto the street that anyone could easily access (particlarly when in the morning I noticed it hadn't been locked all night). The guy working on the reception desk was surly and not very helpful. Not sure I'd stay here again unless they could confirm I wouldn't be in the basement.

This townhouse hotel has recently been refurbished to a very good standard, esp. given the price (avg 65 per night). A good 15 minute walk from local bayswater tube station though.<br />I got a basement room (a double not a single) which was cramped but well appointed. Bed is great, bathroom better!. No aircon which made things a little uncomfortable but found a fan which did the job!.<br />One suggestion - start breakfast at 7am not 7.30am - most business guests wont have the time to use it.<br />I have already arranged to stay there again!

Last minute booking so was prepared for the worst, but was really pleased with what we got. Pricey, but not for London i guess and compared some of the other hotels nearby it was a winner. Room was small, but had a nice view over the rooftops. Noise was no louder than i'd expect for London, but not great if you are a very light sleeper. No immediate parking except for a few metered spots @ 2 per hour. Loads of cafes and restaurants nearby. Overall it was a good hotel and the staff were friendly (a free luggage storeroom was also very handy)

Fantasic hotel, was upgraded to the Deluxe room on arrival . Room was lovley only one small complaint it was far to hot.<br />Was easy to get to from Liverpool St ,straight on circle line no changes to Queensway. Very central lovely areas to eat and not far from Kensington gardens would definatley stay again.

We booked a double room. They gave us a twin bed room. We complained and showed the receptionist our booking confirmation - she said the hotel was full. She said she had one room left in the basement that had twin beds that we could push together. We looked at the room and it was a BOX!!!! We remained in our room with twin beds. They offered us no discount or compensation. The light in the lift was out and we mentioned it 4 times to the front desk. Eventually they admitted that it would be fixed until morning when the maintenance man arrived. All they had to do was change the bulb. Really disappointed. More so with the staff's slap dash attitude!

Excellent location for this hotel. The room we had, was extremely small and looking very different from the photo on the website. I think it was a single room given for a double use!! Very tiny shower/WC (one has to enter the shower cubicle in order to lock the door!!)
BUT, it was very clean and the staff at the reception was really efficient and friendly and again, great location!

Great value for money. My room was in the basement but very clean and nicely furnished, with TV, radio, CD player, hairdryer, complementary coffee and tea and etc. Good breakfast with wide selection of food. <br />I would definitely recommend this hotel to anyone.

This place is a little off the main road but there are quite a few restaurants and bars nearby if you carry on past the hotel from Hyde park direction. Nice little place. My room seemed newly decorated making it very clean. Lift didn't work.

Overall the hotel has a great location and the quality of the rooms are excellent, nice bathrooms, big beds and flat screen tv's. I was in a basement room and the noise from the hallways and banging upstairs was very loud, not so great when you are trying to get a good nights sleep for a meeting in the morning. The rooms are also very warm, and there is no air con or fan provided, you cant open the blind as you are on ground level and people can see inside so all in all it was a bit dark. For the money there are better hotels than this.

There was no restaurant or bar just a breakfast room. The hotel is going through some renovations when I stayed which was not advertised prior to my visit. The first room they allocated to me was in the basement, it was very very hot, so they transfered me to the 2nd floor which was a bit more bareable. The room was compact but clean and the bathroom was to a high standard. The sash windows were not child safe as they opened fully without a child lock system. You have to pay 10 deposit for the remote control of the TV! There are other, better hotels in London for 90 per night.

i arrived at midday and the hotel were happy for me to leave my luggae in their locker room. its a very narrow hotel so, moving luggage from one part of the hotel to another is rather tricky. my room was a single room on the basement level and although it suited my needs, as i was only staying for the one night, it was very small. not enough room to manouvere around. however, it the decor is modern, fresh and clean. i would stay again, only because of the price. it was relatively cheap compared to some other hotels in this area. The resturants locally were fab too!

There is much to recommend this hotel, but there are lots of small niggles. The staff were very helpful and friendly, but my room had a catalogue of samll problems. I was surprised to have to pay 10 for a deposit for the TV remote control. This was waived when I expressed my suprise. The radiator had its control value missing. Amazing, the one in reception was loose and the receptionist said would this do. (I am an engineer, so replacing values is very easy for me - but I suspect not many people could). The shower tray filled up faster than it drained, so showers were limited to three to four minutes before a flooding. The shaver socket didn't work - there was an adapter in the room. It wouldn't take much to sort this out (I left my comments with reception) and this would be an excellent hotel. Yes I will return, but it is not top of my list. My most important consideration is cleanliness, and here in my room, reception and the breakfast area - its was very good. Everything else was fine. Comfortable bed, nice shower (apart from the shower tray drainage and lack of curtain (by design)), nice area, as much as you can eat continental breakfast, and very good location.

Good, clean comfortable Hotel. Good venue. Couple of minor bits would have been useful - plug in the bathroom for wet shaving and a shower curtain of some sort (although you could direct the shower partly to the wall). Breakfast continental - probably missed this detail when I booked. Started at 7.30 am would prefer 7am. As can be seen faults not of the major variety - it would be on my list of last minute hotels to re-book in the future.

The New Linden Hotel was a smashing little...
The New Linden Hotel was a smashing little gem in the middle of a very quaint part of London. It was within walking distance of lots of little Boutiques and littered with coffee shops and fine places in eat. It was also within walking distance of Notting Hill and 5 minutes walk from Bayswater Tube Station. The Hotel itself has only recently been refurbished and it has been done to a very tasteful and high standard. The ensuites in the rooms and also refurbished to a very high standard and include a large bath tub and traditional shower which probably would only normally be found in 5* Hotels. The staff were really helpful, friendly and accomodating in every way possible. The only aspect were I feel sndards slipped was the breakfast, this included cereal, fruit, yogurt, fruit juice and a selection of breads, including coissants. Hard boiled eggs and a selection of meats were also provided, but if a cooked breakfast had been provided I would feel that the hotel could have been faulted in no way whatsoever. A smashing Hotel, with character and traditional charm but at a very reasonable price .

good value for money. if you just need a room to sleep in then this is ideal. we were on the go all day and evening. the staff were friendly. breakfast was adequate. room was very good quality,a lthough small, this does not matter, after all your'e only sleeping in it, most of the time. near the tube and near hyde park.

I agree with other comments that reception does...
I agree with other comments that reception does look a little shabby, however the rooms are nicely appointed and the hotel is clearly undergoing refurbishment work which will help long term. Rooms are small, but did the job for a busy site-seeing weekend in London. My only complaint was the noise levels from traffic outside and neighbouring guests due to lack of double glazing and poor sound proofing. Next door were by no means noisy but it still sounded like they were in the same room, and the noise of buses passing by made the windows shake. Ultimately the 3 hours sleep I did get did dampen my day of site-seeing slightly. However, the hotel is good value for central London, so if you take your ear plugs (forget them at your peril) and request a room away for the main road, you should be OK.

The basement rooms are not so great there...
The basement rooms are not so great, there are noise problems between the interconnecting rooms (so avoid these unless you want both rooms) and the fire alarm is extremely keen to do it's job and wake you up - which was rather scary at first and then just irritating (it went off several times between 8 & 9 both mornings I was there, and also at 3am - apparently because of steam from the showers as opposed to from illicit smokers). But it's newly refurbished, clean, good value for money, and the staff are friendly & helpful. You dont need much more than this for a short stay.

I wasnt sure when I first arrived as reception leaves a lot to be desired however the room i stayed in was really nice and looked as though it had just been redecorated and was very modern and cosy.<br />Woudl definitely consider staying again when in London<br />

I noted 4 for service as the hotel had reserved 1 double instead of two singles as indicated in our Lateroom resa, also, due to works in the hotel the telephone system was down.<br />Surprised that the hotel was so near to the tube (just 7 mins walk)<br />My room looked out onto the street but I wasn't particularly bothered by noise from traffic or anything. However, there was very little sound proofing from the room next door. Unfortunately there was a connecting door which is often a source of noise.<br />Considering the size of the rooms, this is not a hotel where you hang around. More for those who spend the day visiting the city. Very clean, great shower, and a very comfy bed. <br />Finally, the area is very residential and pleasant.<br />Great greek restaurant litterally doors away "The Aphrodite" Recommended to us by the hotel staff (so thanks for that!). We had a very enjoyable evening their.

There are definitely better hotels around in the &lt;100 per night bracket in this area.<br />When staying in London in a budget hotel for a night or two all I ask for is a warm comfortable bed and I didn't get it. Had back and neck pains all the next day as the thing was hard as nails as did my partner. <br />Bed = The duvet cover was stained (according to my other half). Uncomfortable and I'm not usually fussy so that's saying something. <br />Bathroom facilities= Modern but shower did not have a curtain and even if you took precautionary measures you still ended up soaking the room from top to bottom. Saying that it was powerful and pleasantly hot. Sink tap had soap moulded onto it.<br />Room = On the positive side there was a small flat screen TV on the wall with working remote and nice views of North West London (we were on the 4th storey). It did feel cramped and seemed like the room had been squeezed in to the embers with cavity walls all around us and you could see how the room may have been a landing area at one point. The door was only lockable from inside the room so panic struck when you got 200yds up the road and found yourself asking whether you'd remembered to lock the door! <br />Staff = Friendly enough, always smiling. Helpful. <br />Food= Didn't have time to sample breakfast so cannot comment.<br />Overall- In a nutshell there are much better hotels for the money we paid in and around Bayswater and I wish I'd done a bit more research. Rooms are always going to be small and basic last minute/on the cheap but a lick of paint beyond off white and a satisfactory mattress shouldn't be too much to ask for. Good customer service is always welcome but an uncomfortable bed and basic hygiene requirements going un-noticed are unforgiveable in my book.<br />Would not recommend. Try the hotels on Inverness Terrace which are superior. <br />

The hotel is fairly basic although the room was nice and modern. I dont really think it was value for money - maybe if the price had been 65/night but it was 95/night and I thought this was too expensive for what it was.<br />THe fire exits at the front were partially blocked by some boxes and materials being stored and I thought that this was really bad.<br />I would stay again but I wouldnt recommend it for more than one night, maximum two - there are NO facilities in the hotel other than the rooms and a small breakfsat room.

Booked in very late on a Sunday nigh, the staff was very helpful. The room both me and my colleagues stayed in was very clean, a little small but great for a quick stop over. I was on the first floor and there was a bit of traffic in the morning that woke me up.

The hotel rooms were very luxuriosly fitted out but the rest of the hotel was lacking seriously in decor and luxury. I paid extra for a superior double but i don,t think i got one as it was tiny and the description of a superior was that it was roomier than a standard. Our room didn,t have a bath and when i asked if i could move to a room with a bath(even offered to pay extra they only have 3 or 4 rooms with baths) Lots of building work going on in the basement and outside our bedroom window. The breakfast room cramped and couldn,t even order toast!! Triple room for the kids was really lovely though.

It has the potential to be a very nice hotel. The room was large, bed very comfortable and nice bathroom. However, we were given the key to someone else's room on arrival, no remote-control for the television and no replacement available. No light above the shower, safe not accessible. Our room (in the basement) had a continuous noise from the lift generator. On speaking to the staff however, they did turn this off through the night. Finally, breakfast room very cramped.<br />It has potential but needs to sort out a lot of the 'little' things.

Was perfectly acceptable. The rooms were recently remodeled and attractive (a bit small, but you can't have everything.) The downstairs was being remodeled and everything was a bit dusty (thus the reason for the 4 in cleanliness.) The breakfast was pretty sparse, offering only cold options... but the pub 4 doors down was pretty good.

A basic but sufficient breakfast. Hotel is undergoing improvements and is looking really well. Staff very friendly and helpful. Hotel is very hot and stuffy - luckily we were on the back so able to open the window. ceiling fans and/or air conditioning would have been a great improvement. Rooms very clean and tidy with a modern walk in shower room. very close to lots of restaurants, hyde park and underground at Queensway and Bayswater. ideal location for exploring London would definitely use again.

The price we paid was fantastic, and the hotel facility reflected the price. rooms are very contemporary and beats the holiday inns, and novotel of this world! and without the price tag.<br />a short stay is fine, however longer stays may feel a bit cramped, as there is not alot of room space<br />my only comment would be breakfast-which was included, but no variety,maybe a bit more variety like toast at the least

Enjoyed my stay so much first time that I rebooked on my return.Am very impressed with how helpful and friendly front desk staff were to me.Rooms were very confortable, bathroom was modern ,clean and well supplied . Note that while room is small by North American standards the value for the money spent is hard to beat.Access to city center is easy by bus or tube.Tell person at desk where you want to go and they will route you there. Also found area around New Linden filled with interesting shops and restaurants.Street of location is quiet, found other guests friendly , no problem with unwanted noise.Highly recommend this hotel.

On arrival I was offfered a basement bedroom which smelt of damp. My room was then changed to a very small room on the third floor which you could hardly get into. The mattress on the single bed was uncomfortable and had springs sticking through it The room was so bad I checked out from the hotel a day early without a refund having paid in advance. The Contintental breakfast was cut to the bone and pretty sparse. I think the website for this hotel is misleading and would definetely not reccommend it. Very poor value for money. There are other hotels close by which are far better value for money.

For 27 each pppp this hotel was quite good value. The room was quite modern but very small and cramped. The location is good - about a 5 minute walk from Bayswater tube station.

Having read other reviews, I almost didn't book this hotel but I was glad that I did<br />The rooms were fine and the hotel lobby was to<br />The only complaint that I had was probably typical of most hotels and so they were no better or worse than most I have stayed at and this is my advise to all hotels so here goes-If you serve croisants and pastries is it realy difficult to bake these on the premises instead of buying in the stale stuff. It wouldn't happen in France or Italy so come on UK hoteliers sharpen up

A friendly, cheap, nicely located hotel, with subtle touches verging on the bizarre. For example, should a fire break out in your room, do not search for emergency exits, or even a traditional extinguisher; simply remove clothing, enter bathroom, and turn shower to 'On'. The resulting wayward spray, uninhibited by the complete lack of a shower curtain, will render any raging inferno obsolete. A very strange touch for a recently fitted bathroom (fitted to a high standard, bar the show curtain, it should be said...).<br />Aside from the odd shower arrangement, and the breakfast that was drier than Ghandi's flipflop, it's a nice, friendly place to crash if you're on a jaunt in the City with a beautiful brunette girlfriend/menace.

My first impressions when I walked into this...
My first impressions when I walked into this hotel were very mixed and in my mind I was doubting the wonderful photographs I had seen on the website. The reception area is still awaiting refurbishment and is very unlike the fixtures and furnishings of guest rooms. The first thing I noticed when I walked into my room (110) was how very small it was with literally just enough room to walk along one side of the bed as the other side was up against the wall and again just enough room to walk around the foot of the bed to draw the curtains. I did ask if I could change rooms but was told that was the room allocation according to the rate I had paid. The room was also icy cold and took some time to warm up. Be warned the walls are paper thin and you can hear everything your neighbours are upto!!<br />The room furnishings were very nice and very modern. This hotel is a great work in progress. Would I stay there again no I dont think so.<br />

Very friendly staff for this perfectly located Hotel. Was very happy to check in to such a beautifully designed room. From bathroom to bedlinen my room was amazing and clean and for such a low price I did not expect this standard in this area. Perfect for a single female traveller so definately perfect for anybody. Will highly recommend this Hotel to anybody wanting to stay in this area of London.

We were upgraded to a huge family room which had a sofa, coffee table, 2 TVs - more like a suite than hotel room! All ultra modern furnishings in room - really impressive. Rest of hotel a little shabby, especially breakfest room but food very good so didn't matter too much. All in all, would definately recommend to anyone on a budget.

The refurbished room was great with an LCD...
The refurbished room was great with an LCD TV and nice modern en suite. The only complain I had about the room was that I left the radiator on during the night and I guess the boiler must have been switched off in the middle of the night which resulted in a few moans and groans around 0400 (I was on my own and it wasn't me) from the radiator system re-awakening. Breakfast is very basic continental in a bit of a dark room but on the whole I paid 50 BB for a room relatively well located in London which can't be bad. I ate at Ping Pongs on the high street the night I stayed (5 mins from the hotel) which I would highly recommend.

The hotel is 5-10 mn walk from 2 Tube stations on different lines (Bayswater & Queensway) so it is quite easy to go from/to the City. Room was good, clean and nice, staff friendly. Wireless internet was on and off, otherwise very good value for money

The hotel was very easy to get to being only a short taxi ride from Paddington Station and the Heathrow Express. Like many London hotels, my room was small and the bathroom was so tiny I had to step into the shower to get the door closed, despite being a "luxury room". However, everything was very clean and nicely presented. A notable plus was that checkout was very early (10 I believe) which meant my room was ready for early checkin, a welcome service indeed after a long flight rarely offered in small London hotels. The area was also quite comfortable with shops, transport and a wide variety of eateries close at hand.

The description of the hotel on the website couldn't be further from the room I stayed in. The web says " En suite marble bathroom, Electronic safe, Flat screen colour television, Tea/coffee making, Satellite and cable channels, Iron, Direct dial telephones, Hairdryer, Radio CD players, Intelligent lighting , Complimentary wireless internet " . My room was too small to swing a hamster in even though I booked it for 2. I had a very fuzzy 14" tv with only channels 1 to 4. There was no CD player or Iron. The lighting was hardly intelligent, it turns on when you push the on switch! Over all I was appalled with my room both for size and quality but most of all because of how falsely it was advertised. Very disappointing, I definitely would not recommend staying here.<br />

Stayed at the New Linden Hotel for 1 night on 31.12.06 and had a very good stay. The room was very small, but not a problem for 1 night. Very nicely decorated room and clean, etc. Would stay there again. Location very good and close to the tube. Around 5 minute's walk to Bayswater tube station.

This is the worst hotel I have ever stayed in. Simpy awful. You'd seriously be better off elsewhere. The website suggests quality rooms and nice features, but the reality is very much different. Squalid little rooms, terrible wobbly beds, and a broken lift. And an atmosphere like a concentration camp. It was a relief to get out. Don't stay here.

People were nice, but the room was terribly small. The flush didn't work very well and neither did the elevator. The walls were so thin, we could hear everything our neighbours said, and we're sure, vice versa. But hey, for the price and location (Nottinghill), it's still a good deal. The rooms were spotlessly clean.

Walking into the area you pass some very dodgy looking hotels and you start to worry about where you've booked to stay. From there on in, things brighten up, with the reception being clean and the staff very friendly. The room had been recently refurbished and we were extremely pleased with it- very smart, really good bathroom but don't know why these places can't get good reception on their TVs.<br />Richard

Having seen some low ratings, we were a little wary, but this was unfounded. The hotel was very good value for money at £45 for a double room with ensuite. The worst thing was finding it - I hadn't printed off the map and assumed it would be near Leinster Terrace etc. The basement room was small, but the linen clean and fresh, and the continental breakfast good. I would recommend it.

We could stayed in a spacious triple room for 3 nights despite our booking of a twin room. Staffs are really friendly and cheerful, room that we stayed (#209) is very clean and perfect! Very quiet and attractive area. I'll stay here next time. Be careful the fee of a private taxi from this hotel to Heathlow. You should confirm the driver before you get in.

We booked the hotel at last minute and were VERY, VERY satisfied. For 50 pounds you have in room shower and toilets and GREAT location. Only 5 minutes form Central and Circle tube line and just 2 stations from Oxford street. Its the rich Notting hill part of London that is quite and we felt safe. And most important the reception ladies were unbelievably smiley and helpfull which is not always normal in low cost hotels. This hotel is defenetly worth the money.We wont rate it 10 because the lift was broke but its still a 9. This is the first time we are writing a comment although we travel alot but this little hotel deserves a compliment.

rooms way too small, shower way too small, wall leaked onto my bed. window wouldnt close properly, no hot water. freezing in rooms. heard everything from people next door and outside. fire alarm went off almost every night. i wouldnt stay there again if you paid me.

I stayed at the hotel from October to...
I stayed at the hotel from October 27 to 30.

When I booked I asked for a non-smoking room as well as one double bed but on arrival was put into a smoking room and two single beds!!

At the same time, the lift did not work and I had to carry my luggage up 2 floors that night on arrival!

When I complained, they changed my room to one in the beasement that was significantly smaller. In addition, the TV did not work the first night and the taps in the bathroom leaked. When you need to go to the bathroom in the middle of the night, you had to step onto a "flood" on the floor!

Before I left, I complained to the management and spoke with the owner. He asked that I put my complaint in writing and he will atttend to it. Until now, a month later and after many phone calls from Canada, I am still waiting for a response!!

I find this to be most appalling!!

We stayed at the hotel for five nights...
We stayed at the hotel for five nights. We had a twin, ok in size but not super clean with cracked walls. Dont take rooms at the ground floor! It was rather noisy because there was an air or refrigerator pump working 24/7. Breakfast ok but served the same stuff every day. Didnt expect much so pretty good value for money though I would hesitate to recommend.

I stayed at this hotel last weekend and thought the twin room (203) was superb - it had more than everything I wanted and the room was not as cramped as some people suggest. The continental breakfast was nice, although they need some music in the dining room - no one talks! I've got no complaints about the hotel, would suggest it to anyone, and would consider staying there again!

Twin room was indeed small (but not too small) and clean. Good value for money (40 Pounds Sterling). Good and calm location, Good Breakfast. Staff ok/friendly. Will come back again

Double room very small, but clean, it offered good value for money. Friendly and helpful staff. I'm not a fan of Continental breakfasts, would prefer an option of full English breakfast (even at extra cost).

Me and my wife really liked the hotel...
Me and my wife really liked the hotel. Nice location, quiet, still near everything. Ok breakfast as well. Next time we visit London we`ll check if there is any room available here first! Cheers, Hans

Pleasent in the usual way. Ok breakfast. Nice staff, except one gentleman in the reception (who is no gentleman at all). If you visit the New Linden, you'll notice him, he is the asian one.
