Lovely Georgian house, great location

Stayed 1 night before early morning business meeting. Great value for money. Nice room on 2nd floor. Free wifi worked a treat. Friendly reception staff. All good - but as this is an old house there is no elevator so it wouldn't be great for people with mobility issues.

Very good stay

Lincoln House is a great hotel and is much better than most hotels in the same area. I was impressed with the good customer service and quality of the room- especially since it was en-suite. My only complaint would be that there were boxes and bags of towels left abandoned in the corridor, which doesn't look very professional. Overall though, I highly recommend.

I arrived late and left early in the morning so my experience was limited. The hotel is clean and the service at reception very quick and efficient.
Location is good though on a slightly busy road. My room was a special offer at £49 with late rooms so very good value for money. The hotel itself was quiet. It is a good quality 3 star tourist hotel, clean room, bathroom and comfy bed. My room was a small double so you wouldn't want to spend the whole day in it but to sleep and have a shower, perfectly adequate.
For a cheap, clean and safe place to stay, I would recommend it

Good to sleep but low on food.

We have stayed where for two nights. Room was next dining room, had little noise from where. Bed was good, room was small, where was a shower and a toilet in extra small place, and the sink was in the room :) Over all it is good to stay for a sleep. Breakfast was no good. Food is terrible. I am vegetarian and my wife is on raw food diet. Only thing they had for her were banana and small orange. The menu was so strange.. Where are no fruits on vegetarian menu :D I ordered cheese omelet from vegetarian menu and asked for banana, and the waitress said I can't get you banana because it is on continental menu. ??? It was so ridiculous..

Lincoln House Hotel - perfectly situated!

We were on the top floor and there was no lift, but as we only went down once in the morning and up again at night after our day out it wasn´t really a problem and the kids found the stairclimbing an adventure! It was a little awkward having to carry water for the kettle up from the first floor landing however - the water in the bathroom (which was smaller than most ensuites on ships I´ve been on) wasn´t really good for drinking. The staff were polite and helpful however, the beds were beautifully made up and it was great to wake up to find the morning paper under the door. The location just 5 mins from Oxford Street was perfect - apart from the shops, we did theatreland, Mme Tussauds, the Sherlock Holmes Museum, Ripley´s Believe It or Not and Hyde Park etc all by foot. Would definitely stay there again; good value and a great location for a family on a budget.

Small, clean, quiet great location

Although the room was small the place was very clean, it was quiet and I slept very well, bathroom
Tiny but did the job, tv on the wall, fridge in the room, so I brought my own breakfast and ate there. Tea n coffee in the room, I was so impressed I booked a room for the following week.
Great location walking distance to Oxford st.

Small rooms, good customer service, but room not cleaned properly

Initially I thought the room was very clean but when I was leaving I realised I couldn't find the remote control for the TV. Thinking it might be down the side of the bed, I put my hand down there and found a mobile phone telephone cover (not mine). I then pulled the bed out and I could see the floor by the side of the bed/wall had not been cleaned. I then found a grotty pair of mens boxers shorts down the back of the bed. I complained at reception and the receptionist looked a bit embarrassed. The rooms are very small but they are cheap and in Central London. Would I visit again? Well, only if I can't find anywhere else to stay.

Great value for money

I stayed for one night in what was very honestly called a "cosy small cabin room (approx 7 sq ms)". It was very small but, because that was how it had been advertised, it came as no surprise and fully met all my requirements for one night. Staff were very friendly, the place was very clean and the English Breakfast excellent. In short, excellent value for money and very centrally located.

"Massive room size, only if you are a Borrower!"

Apparently this isn't the smallest room they have available. I shudder to think how small the small room is. No Air con. Had to use a fan throughout the night, that proved to be noisy. Cooked breakfast wasn't available till later, apparently I was up too early so had to make do with continental breakfast.

Fantastic location

I found this hotel to be very very clean and friendly, the room was bigger than I anticipated considering there were 2 adults and 2 teenagers sharing the room. The bathroom is on the small side but had everything you needed. The location was fantastic 5 mins from Oxford Street and Marble Arch Tube Station, Would definetaly stay there again and will recomended to all my friends and family.

Disapointing

Advertise as having Internet in room. There was Wi-Fi but it did not work for more than 2 minutes at a time. I spoke to the staff several times and it got no better. Finally I paid and used a BT Wi Fi point. This was one of the main reasons I chose this hotel so very very disappointing for me.
The room was en-suite with a pod Shower and Toilet, not great and the step up to it was badly positioned which caused a few choice words from me when I stubbed my toe on it.
Paying for the room was no better, I was told me card did not work, I tried another and that did not work either. After a few minutes they accepted it might be their fault. The staff tried one of their own cards and that did not work either. After 10 minutes it was still unresolved and I left as I had to get to work. I was told they would charge my card and email me, nothing to date on this.

Lincoln House Comfort

What a lovely hotel, the staff were extremely friendly and helpful. The room was very nice, the bed and facilities were comfortable and we really enjoyed our stay. The food was delicious. There was plenty of tea and coffee in our room. The shower was wonderful, powerful and hot, so relaxing.
The only slight let down was that we were on the 4th floor and there was not a lift, but if you look on the plus side we had lots of exercise. :)

Great location and a great place to stay.

Plus: Spotlessly clean, nicely appointed rooms, very friendly and helpful staff - nothing too much trouble, great location, food simple but delicious and well cooked and good value, quiet ( considering I had a room facing the road and on the ground floor ).
Minus: Very small bathroom and shower - but this is made clear on the hotel's website. Not suitable I would have thought for people with walking difficulties or who need a large-ish shower and plenty of room space.

The room was very standard have stayed in much better rooms in london before have never left this sort of comment before the room was very small the tiolet and shower on suite was a plastic box the was very dissapointed to see stains on the mattress we did not notice till the day we left

Quality budget hotel/family room

Booked a family room, which was small but clean (double, single and small pull-out bed). Staff were friendly and helpful and the hotel was clean, quiet and safe (this was important as we were travelling with teenage children); the hotel also let us keep our luggage there all day at no extra cost, once we'd checked out. The location is excellent (central and near 3 tube stations) and well worth the price of the room (£135 for a family room). There are no lifts, and with 4 floors, access is a definite issue. This is a budget hotel so there are no frills but it is clean, comfortable and central. I will go back if we're only staying in London for a few nights.

You must be having a laugh

This was without a doubt the smallest room i have ever stayed in, the bed was up against the wall so if you needed the toilet in the night you have to wake your companion or climb over them. The onsuite bathroom was a joke it was so small you can sit on the toilet whilst having a shower(i kid you not). The shower leaked, on arrival there was a towel on the floor we later found out the maid placed it there as the floor gets flooded and becomes a death trap. You could hear people in the next room every time they used there bathroom as we were only seperated by a wooded panel. We were woken in the morning by a man painting on the flat roof outside our window. Believe me i have stayed in some bad places and i don't normally bother to leave a review but take a tent and sleep in the park you'll be glad you did.

You get waht you pay For!

OK, I can't really complain because at £55 the room I had was cheap as chips for London. Thats about the only strong point however. To say the room was pokey is an understatement! If you're claustraphobic, don't go for the 'Sailors Cabin'. It has no windows, an adjoining door that you can hear everything through(!) and from the middle of the room you can touch each of the four walls (but at least you can have a pee without even getting out of your bed!). I found it hilarious, espeically as my colleague was booked in for the following night, but if you're in London for longer than one night, I'd at least go for a more expensive room!

Lincoln House review

Nice small Georgian building with character. Room was small with added en suite. Simple, clean & friendly with the option for breakfast, continental or cooked. Well cooked and good value. Absolutely fine for an overnighter or weekend in town when you want to be close to Tubes and the center but don't want to pay the Earth.

Smallest double room

Described by a member of staff as a large double room for which they tried to charge . this room was ok cleanliness wise, but only a 4ft bed that sagged in the middle and was pushed hard against the wall so only accessable fron one side. the en suite was like stepping inside a wardrobe ,but clean. overall poor value for money.

Nice quirky place, good location, not perfect

I have a soft spot for this place, it's a very handy location, good value and I love the classic ship feel to it, but the rooms are a bit of a lottery - this time I discovered the wall between 22 and 23 is paper thin; luckily my neighbour was fairly quiet but it was like being in the same room! Great for a one-night drop-in; I wouldn't want to stay it in a week...

Small, comfortable, clean

Very pleasing. Small but perfectly adequate cabin room, clean, quiet. Shower and toilet en suite, also clean and very good shower. I paid £35 for the night. An excellent solution for a night in London when you just need to get a good night's sleep. Also liked the quirky old-fashioned decor. Didn't try the 'three courses for £8.50' meal, though - that might have been pushing it...

Excellent location clean room

I stayed in this hotel in order to catch a early eurostar train. The hotel is very central and is with in walking distence of oxford street and has three underground stations within 3-5 min walk. The room was clean with onsuit shower. I would highly recommend this hotel for anyone who needs to visit London for a short trip and needs a central accomodation. It is not a hotel for some one who needs 5 star luxary but excellent for those who needs a clean and centrally located hotel for short stay. will recommend highly..

Great value

I paid £59 for my single room and obviously wasn't expecting a great deal. However the hotel reception was nice and clean, the girl behind the counter was friendly and smiley and the room, altough tiny was very clean and well equipped. The bed wasn't the most comfortable I've slept on but was non the less perfectly acceptable. The shower was more of a dribble than a shower but that was about the only negative I could thing of for the price. Although I didn't eat at the hotel, the menu sounded like a great bargain, three couses for £6.95 or £8.95 with a beer included.

The room was very compact and ideal for a single occupancy. however, the toilet and shower were what you would find in a cabin on a boat and was a bit cramped, but the water was boiling hot for the shower.
The partition walls were very thin and so I heard everything as people were coming and going throughout the night and being right by the front door was not the best location - perhaps the rooms upstairs were better.
The kitchens downstairs smelt of cokking fat and this pervaded through the reception and downstairs area and wasn't very welcoming really.
However, excellent location, extremely helpful staff and may visit again if the double rooms were better.

One night stay - generally ok and good value considering the location

I couldnt fault the cleaniless and realistically its good quality for the price considering the location.
Our room was small - but that was ok but i was expecting it from the description on the website. I wasnt expecting the bathroom to be so small though, as the shower was nearly over the sink. It was also a poor shower - with little pressure and difficult to get the temperature right
The other issue we had was it was a hot day and we had the window open and in the morning we could hear every word spoken next door as the windows opened on to each other

Just ok

The room and hotel was very clean, the staff nice enough but the room was ridiculously small - the single bed took most of the space, partially covering the window, leaving a very narrow gap between the bed and wall. The 'ensuite' was actually a plastic box that looked like it came from a caravan. The bathroom is so small, that you can shower whilst sat on the loo! The walls are also very thin, so beware if there is a hen/stag party staying over.
From a female perspective; no plug sockets any where near a mirror is a downer, the wardrobe cannot accomodate anything more than a jacket (the 'wardrobe' is actually a cupboard due to having a large fridge in it - why do i need a mini bar?!), and the mirror is situated within the darkest area of the room. Not great as i was off to a formal dinner (after staying at the Lincoln, I went with a creased dress and dodgy make up!)
But, if staying for 1 night and the location is more important, this one is ok, I felt safe walking from Park Lane at 1am to the hotel, but there are other cheaper hotels nearby with larger rooms.
