I thought the best part of the kensington gardens hotel was the location. It was less than 5 minutes walk from bayswater and a short walk to queensway giving you access to district, circle and centre lines.
The room itself was clean and up to standards. The one negative was the uncomfortable bed that was also very loud!
Collecting your key from next door worked fine and with a 24 hour reception it was very handy.
Perfect for a night or two but any more than that and i would be tempted to be stay elsewhere

We arrived late 23.00hrs and booking in was via the hotel next door. The situation was excellent being in the centre of Bayswater but quiet to a small green park. The interior of the hotel was in need of some decoration, stair carpet worn, bathroom floor tiles cracked, wall paper old but for the money in an old regency building it was to be expected. Bathroom fan was not working. The beds were comfortable and clean. We struggled with the creaking floors as every movement on the floor above could be heard but a heavy sleeper would have no problem. No breakfast included so check was fast with a small reception down stairs. Location and comfort good for the money especially if you like old architecture but don't look too hard at the decor.

Thin walls and creaky floorboards are part of the territory of this type of old town house conversion. I had a single room on the top floor which was scrupulously clean, with a recently renovated bathroom and with crisp clean linen and towels. The room was, as expected for a 'single' , small although with a double bed. The mattress was pretty far gone but I slept ok as the location is quiet. There is no restaurant so no cooking smells intrude and the building has a clean and fresh atmosphere. The stairs are steep and quite narrow and there is no lift so if you were lugging heavy suitcases this might be an issue. I didn't opt for breakfast in the adjoining Phoenix hotel which, judging by the foyer, looks a bit more plush. Checkout service was efficient. I had no complaints and thought it good value for a no-frills overnight stay.
