The room was fine - however, the shower was a bit difficult as the water changed from lukewarm to hot or cold although you had set a temperature. The room safe didn't work.

My room was a typical budget London hotel - maybe just enough room to swing a
small cat. It was clean enough but a bit of decorating would have been a good
improvement. The street it is on ... there are quite a few very cheap (30/night)
hotels and it gives the neighbourhood hood a bit of a run-down feeling. OK for a business
stay, but not one for the family I would say.

This has been my second stay in Holiday Villa, London, the first being in 2007. I chose this hotel because of its strategic location, ie, near to Paddington Station, near to West End, near to Kensington Place Park and Hyde Park, near to Queensway. The hotel room is clean, though abit small. The shower needs abit of technique - so that the water does not get too hot. But having hot water is a good thing - not many London Hotels have this. Toilet is clean. Breakfast spread is sufficient. This time, hotel staff is alot more friendlier, as compared to my stay in 2007. The hotel's guests were not the rowdy type, so it was a good break for me. I was able to get enough rest while in London.

Given price, the hotel was as much or more as one could expect. Good location, reasonably well maintained, adequate breakfast. Room was small (expected), hot, and floors were very creaky. But bed was fine, bathroom was clean, so all in all reasonable value for money.

Location lt br gt I liked the location...
Location
I liked the location of the hotel very much, just a few mins away from the Underground, and Bayswater/Queensway itself is alive all through day/night..As a Muslim couple, F&B was not a problem, as there were many restasurants serving Halal food neary
Room
Oh well..i guess if you're gonna stay in London on a limited budget, dont expect too much of the room size..it was fair enough i guess..no complaints honestly..very cosy bed, nice TV, clean bathroom, though they did complain about us wetting the floor, thus causing a leak to their restaurant, the floor below..hahahaha...teeny weeny complaint was they forgot to refill the bathsoap on our first two dasys there..but it was duly settled...
Facilities
Don't read into the Wifi available in the room..yes it's available but for a big price!! There's a Starbucks nearby that provides it for free, really..though there are many internet cafes cum sundry shops closeby that allow you to surf superfast (well much faster than back home) at gbp0.5-1 per hour...
Restaurant
We didnt eat at the in-house Malaysian Chinese restaurant, but its not worth paying for the breakfast...we got it included in the room cost, but if there was a charge, i think buying sandwiches at Sainsbury or Tesco Extra (very close) seems a much better option..their spread is just toast, cereals, coffee, tea, and croissants (hope i spelt that right)..
Staff
I didn't quite understand the English spoken by the receptionist...perhaps it was too Balkan like for my brain to compute..otherwise, friendly they were indeed...i noticed some Malaysians in their ranks too..
Facilities
Was there any?? i'm not sure...but newspapers were available daily for free at the lobby...cant remember which paper though (not those that they distribute for free in London, obviously)...
Value
Good! For a couple...i'd definitely recommend...was a little confusing at the beginning searching for it, but once we found it, i liked it...if i were to call at London again in the future, Holiday Villa will definitely be the port of call...

Room was small-which is only typical of London Hotels-but very good value for money. Very handy location. Very friendly staff at reception. We had no problems at all during our stay and would book there again when next in London.

The hotel was fairly easy to find and is in a nice area with good links to the city. The staff were very friendly and helpful to me, but some of their treatment towards some other guests was appalling. The hotel was clean but had a run down quality to it and the room was only just big enough for the bed and in-built desk/wardrobe. The shower was a bit run down looking but the rest of the bathroom was fine.
The restaurant food and drink was terrible. I was given a pint of beer that tasted like pipe cleaner, but to be fair they exchanged it immediately. The replacement pint though was very watery and I immediately changed to wine. The steak was chewy and the 'potato skins' that came with it were salty beyond beflief, but the vegetables were very well cooked.
All in all, I will not be staying there again or recommending this hotel or it's restaurant to anyone.

We found the hotel staff very helpful and the left luggage facility was a huge help as we had our daughters graduation the day we checked out and it saved us a lot of trouble being able to pick up our bags after the event. Overall a good experience.

This is the worst hotel I have ever stayed. My wife got burnt in the toilet during shower. The hot water suddenly becomes too hot. They claim they are three star but they should be considered bed and breakfast. They hardly clean the room as they don't clean the floor. You can see the dust hovering. If you are considering to stay here,I would not recommend but you should try Ramada Hyde Park Hotel which is fabulous. If the price is too high, then the Hyde Park Towers Hotel is another good hotel. Both the hotels are nearby.Late Rooms is the best website to search for great offers and they are the cheapest.

I stayed in this hotel whilst attending a conference in London. it is very close to the central areas either 10 - 15 mins walk or about 5.00 by cab so really easy. The hotel is in a lovely area surrounded by other hotels and feels quite safe. It has an unusual feel to it if you are staying on business as it is mainly tourists. Breakfast is just toast, croissants, fruit etc included in the price but for a full english there is an additional charge. The restaurant was nice enough - clean and spacious but not gourmet if that is what you want.
My room had three beds in it and had plenty of space, and I was only on my own!! The bathroom was clean and comfortable. My colleague also stayed at the same time as me and had a fantastic room that was more modern and had a seperate lounge and bedroom area with a much nicer feel than mine, although mine was still good.
My only qualms would be the size of the lift and that i couldn't find any stairs that took me to my floor so a little concerning if there was a fire. There must have been some but non that were obvious or pointed out to me. The staff were a little miserable looking, which was fine as we were on business but if I had been there on holiday i would have been more hacked off. Outside my room there were some building works with scaffolding and a walkway for builders that was a little disconcerting, particularly when one knocked on my window then carried on walking!! a bit odd but not neccessarily the hotel's fault.
Other than that, overall I would say it is a great find in central London for what it is, location, good rooms etc for only 75.00 which is a fab rate for London.

The hotel is a pleasant 10 minutes walk from either Bayswater (Cirle Line) or Queensway (Central Line) tube stations (which are actually nearly next to each other).
The double room we had was very tight for space, dark and very hot and there is no air conditioning! The room and bathroom were clean though.
Internet access is available at a price both as WiFi or in the lobby (1 for 10 minutes). Internet cafes are available a 10 minutes walk away. Places to eat in the area should be picked with caution as prices for food and drink vary greatly! A plus point is that the hotel do you guests leave their luggage at the hotel after checking out however when it comes to collection you could take anyone's you wanted!
The breakfast was continental but was fine expect the Croissants were luke warm (and that was if one of the other residents didn't take them while one's back was turned as they were being heated up by an inadequate device). The worst thing about the breakfast is the staff who are rude and treat guests like its a borstal! A guest can not choose where they would like to sit even if the room is empty and you have been told you MUST sit there the day before.
I wouldn't stay here again unless there was nothing else available for the number of nights I needed.

I stayed at this hotel on Tuesday 20th May and booked the hotel 'blind' and was rather pleased with it. The hotel itself came over friendly and clean, good location, nice safe area. The staff were very helpful. The room was very good, practical, clean and tidy and the bathroom was fine - not like many other London hotels I have stayed in at the similar room rate which are pokey and uncomfortable. Only gripe was the breakfast - basic and not very welcoming. Staff and choice on offer at breakfast was the only let down, but otherwise it in on my repeat stay list.

Having read some negative comments about this hotel we were a little sceptical but i have to say from our experience the comments were harsh. The main problem with this hotel is it is looking a little dated but with a lick of paint and some new carpets it could be very nice. As for the staff we found them helpful and polite. The breakfast was maybe a little basic but plentiful and buffet style so no portion problems. Value for money wise considering its location and the price we paid (69 including breakfast) was fantastic and while i admit it is probably not a 4* hotel or worth the full price of 150 per night for a late rooms offer it is great and we would definately return

Very mediocre hotel. Staff all looked miserable, mind you I would be if I worked there. Good front of house, but lift / corridors / rooms all scruffy, small, badly in need of refurbishment. No airconditioning so the corridors and rooms were very uncomfortably hot. I slept with the window fully open so was disturbed by late night revellers at 1 and delivery lorries at 6. Room was tiny - I booked a double room for single occupancy thinking I'd get a decent sized room, but it was the smallest double room I've ever seen. There was a double bed (4ft) but only 18 inches of space down one side. Total room size including bathroom no more than 12 ft by 10 ft. Two people would have been falling over each other. Breakfast was included in the rate, but continental only and very poor - no fruit or cold meats, just cereal, bread and jam. English breakfast was 6.90 extra, took 20 minutes to arrive and then they had the nerve to add 10% service charge. And I paid 110 per night !!!!!!!!!!!!!
This is the sort of hotel that caters for school trips and overseas visitors who either can't or don't complain. If you have a choice, use it carefully and don't stay here.

200yds from daughter's flat - hence would stay so close again. Reception fine. Breakfast adequate/poor. Rooms (had two in the last month) not great but adequate for just a few hours stay. Serves the purpose of a cheap place to stay near paddington and significantly better than the last three I have stayed at!! so prob. not the best review for the Hotel but fine for the area. One plus for them - all the ads for Malaysia almost convincing us we should go for a hol. there rather than just fly through on the way to Oz.!
