Air con did not work in the room...
Air con did not work in the room properly, reported it but no rectifciation. Wi-fi does picks up in the room though fails to connect. Again would have been a good stay if the air con worked, was so hot in the room

Very nice apartments hotel in a good location...
Very nice apartments hotel in a good location with restaurants etc... Nice and clean with pleasant staff. However my husband and I came for business and that's why we chose apartment with in-room internet connection. But the internet did NOT work for our entire stay! So we just wasted most of our time as we were being told internet will work in the next hour or so for the whole period of 3 days we stayed there... Very annoying. Apart from that the place was really good.

It took minutes to check-in This may not...
It took 10 minutes to check-in. This may not be a problem for some however it was 11.45pm and having just arrived from overseas I did not expect to have to deal with a front desk clerk who could not operate the EFT machine to take payment. Wake up calls were never on time and were even missed (the day of taking an International Flight!) Staff are not concerned with solving any problems guests may have. They are arrogant and abrasive particularly with regard to future bookings. The Apartment leaked water all night for two nights yet was never fixed. Interconnecting doors to bedroom, hallway and living area were spring loaded and automatically shut yet a/c was not isolated.

Very clean and new facility with large rooms. Good reception staff. My only poor comment is that there was no freezer in the room, and hence no ice for drinks.

Very friendly staff and manager and most helpful. Location excellant. Very nicely furnished apartments. Only complaint would be that chairs in sitting area a bit uncomfrtable and wifi internet access not available in all rooms. Apart from that would highly recommend the place.

Have stayed at this hotel twice now both...
Have stayed at this hotel twice now, both at same daily rate. First time room was great, couldn't fault it; second time room not so good (although same price as first), but more importantly tap dripped all night and radiator permanently on despite temperatures outside of >28C. We found ways around the problems but it let down the hotel which otherwise is excellent.

fantastic value, great location, 2 large lcd tvs, 1 in the bedroom and 1 in the sitting room, great kitchen also. All up this was a complete surprise given the great value and that for a london apartment the size was fantastic for a luxury apartment.I only wish they had provided a kety to the balcony as we could not access this.

room was tiny next to busy hallway, it was my 2nd time at bthis aprtment, 1st time was great and nice room, however this time the bathroom was so small that ecen showing or using the loo was near impossible unless a size 0 or 10 years old!!! Rubbish rude receptionist with no flair and no courtesy, just not good, never again.

No Internet access was the worst thing of...
No Internet access was the worst thing of staying here. All wifi had pass word but you could never get connected with the pass word although there showed a strong signal. I could get connected in Coffee Republic across the road also with a pass word wifi. At last the IT man unlocked one of the access point and unfortunately it was at the other end of the corridor and I could only get connected when I walked to the other end and stood outside somebody's room. Otherwise the apt was clean and modern, but the living area for the delux studio was very small, no room for any luggage whereas the kitchen was rather big. It would be better if it were a open kitchen so as to have more space in the sleeping area especially when you don't do much cooking. I would not consider staying there again unless there were a good wifi or internet cable. The people were friendly though.

The hotel is very easy to get to...
The hotel is very easy to get to from Gloucester Road Underground - literally a few minutes walking. We arrived over an hour before our check in time and since the room was ready there was absolutely no problem in letting us in then. The receptionist was very helpful. Our studio apartment was great for the two nights and I would happily stay again. The whole building is of a high standard internally. The kitchen in our studio was well equipped and would allow you to cook and eat in if you wish. We were on the fifth floor - lift access so no problem - and had open views that was a bit of a bonus.

The milk in the fridge was solid as the fridge was turned down so low. When I contacted reception they said they would send someone up with some milk. No one turned up. In addition, I rodered a double room and what I was actually given was a room with two twin beds pushed, not connected, together. This was not as I ordered and the beds kept pushing apart - hardly good! Lastly, the room was very noisy with a fan-type noise running all night; not great.

Hotel has hardly any provision for hooks to suspend coats, hats . During the winter coats have to be put on chairs. Avery nice hotel otherwise with plenty of space.

I had booked a luxury bed apartment and...
I had booked a luxury 2 bed apartment and day before arrival got a phone call to say that there was a problem with the room and they offered me a one bed apartment and a studio with 20% discount. I was very dubious about this but there was no need. The rooms were beautiful and all members of the party were extremely happy with the accomadation so much so we would all recommend it any family and friends who wanted to stay in London.

There should be telephone number for hotel reception in the room, even though I dialled '0' as in contacting an operator there was no reply. AVNI no1 was particularly stingy with the complimentary coffee and tea- there should have been more milk available and no one acted on this when requested. Otherwise it was ok, but noise levels were higher than average particularly from people talking next door and in the corridors. Budget paper thin walls I imagine. Please make sure my feedback reaches avni no 1.

While the apartment was very nice I have...
While the apartment was very nice, I have to comment about apartment 103 and the adjoining door to Apartment 102 ? due to this being a single door it was very noisy and I did not feel that I had total privacy in my apartment. Several times during my visit the occupants of the adjoining apartment tried opening the door which was very disturbing.

The bedroom was a little small but it did have a 42“ plasma at the end of the bed so in effect was more like a cinema with a bed. Which was actually quite nice! Location was perfect, 2minutes walk from the tube and always plenty of taxi's around. Decor was lovely throughout and very clean, after we checked in one of the maids saw us in the corridor and checked that everything was ok with our room, which was a very nice touch!

We needed somewhere to stay in London that...
We needed somewhere to stay in London that provided us with facilities to care for our 8 month old, including a microwave for preparing food, cleaning facilities for bottles and enough space for a travel cot. Avni No 1 gave us both. Although a tight squeeze, our double bed apartment was of a high standard and in an excellent location. The area is lovely with plenty of reasonable places to eat and only a short distance away from Gloucester Rd tube station. We'll be staying here again.

Great location right around the block from Gloucester...
Great location, right around the block from Gloucester Road tube. Fantastic check-in staff, they allowed us to check-in early and the phrase 'Free upgrade' was music to my ears;) Beautifully furnished huge room, with a kitchen twice the size of my own and a shower powerful enough to pummel the sorest of muscles (my sister is recommending this place to a friend running the London Marathon)! Only slight niggle was not being able to adjust the temp in the bathroom (too hot!) We'll hopefully be staying again very soon, our show was cancelled halfway through so rescheduled show dates are the perfect excuse to return to Avni No 1 (not that I need one!) I didn't book the weather through Laterooms but that was great too! Sorry once again about the feathers!!

Very impressed. Quality of furnishings excellent and all very clean and modern. We did however, have 2 adjoining apartments as there were 4 of us which made it seem very spacious. 1 apartment slightly bigger and better. Plently of eating places very close by and also easy walking distance to museums and tube. We have stayed in many hotels in London and would definitely stay here again.

The junior suite apartment was quite good and comfortable. The lift is rather small. The location is excellent a few minutes from Gloucester Road tube station. Plenty of cafes and restaurants in the area. Always lively. Will stay again definitely!

my husband and i came upto london for our sons engagement. as he not long came out of hospital we were very weary about stairs and where to stay. when we arrived we booked in with a very lovely lady and taken to our room, well you came imagine when we walked into our apartment we have only dreamed off rooms like this, we couldnt fault it it was lovely we didnt want to leave, we are coming back in august and hope to stay again

Although we were promised, nay, guarenteed an earlier check in than the frankly ridiculous 2 pm on offer in the first place, lo and behold this mysteriously dissapeared upon arrival. Laughable really considering it was 250 for one night. Dont believe 'LateRooms.com when they say they've sorted it out for you, massively inconvenient.

Would definitely stay here again. Great alternative to a hotel-much more spacious. Stayed during hot weather so air conditioning was very nice to have. Perfect location, close to tube with lots of restaurants, cafes and some nice pubs in the area.

As I travel alot with work, the chance to chill out in a more private space where you can cook for yourself is bliss. These apartments were an absolute gem, nicely placed in Kensington so that, had I not just been on business for 2 days, I could have easily enjoyed the tourist experience.

Lovely apartment with plenty of space and view over the back of local properties, letting the afternoon and evening light in and without the fumes from local roads. Problem of being given a double rather than twin bed accomodation was sorted very fast and politely. Plenty of places to eat within 1-5 minute walk, large waitrose supermarket <5 mins for self catering. Ideal for the Tube and local museums etc. Lift available but small (2-3 persons).

I booked a Deluxe Studio room which on...
I booked a Deluxe Studio room (203) which on arrival seemed fine with a spacious living/sleeping area and good fully equipped kitchen. However, the room had a connecting door to the next apartment (202). Usually, there will be two doors where rooms have a connecting link, however, in this case there is one. This is fine if there are no guests in the next apartment, but far from good if there are guests present as you will hear clearly every word being spoken, almost as if the people are sitting in your room. The guests in the other suite were not at fault as they were just holing a normal conversation and listening to music. At 3 a.m. however, this makes sleeping difficult and at any time, the privacy of your stay is compromised. I went to reception and asked to move, and the desk staff were extremely helpful. I moved to room (204), which proved to be an excellent one bed apartment with no sound audible from other guest apartments. I was lucky that an alternative room was free. The hotel is extremely well located only 2 minutes walk from Gloucester Road tube station and with numerous cafes, restaurants and shops nearby. The staff were friendly and helpful and the apartments are overall very good. Just make sure your room does not have an connecting door! Apartment plans are available on Avni's website.

I booked this location as it was near...
I booked this location as it was near to the venue where I was going for a night out. When we arrived we could not check in until 2pm- on our return we had been allocated a double room despite booking a twin room online also it had no bath and again this was requested online and I actually chose to upgrade to a luxury room and pay more for two for these features-we were told to go to the room next door of which had twin beds of which the door was already open but the room was filthy and it had not even been cleaned!!!!! There were towels all over the floor and rubbish everywhere!!!!! Still no bath despite chosing this on late rooms....The cleaning staff however did come up very quickly to resolve the situation however it was not a good start to a trip that had been planned months in advance!!!!!

We very much enjoyed our short stay at Avni with “ Waitrose“ and Gloucester Road Tube station round the corner and walking distance to “ Royal Albert Hall “. Good clean value for money accommodation - so nice to have space to move around rather than the usual small London hotel room. SPOILT!!! only by an argument at 3.30am in the apartment opposite with a lot of swearing and door banging which lasted for some time. ( such a shame )

Clean and spacious room, even though it was in the basement. Very centrally located with many eateries, pubic services, etc very close by. A bit on the expensive side, but I guess for central london that's how it is. Bathroom was great as were amenities. Noisy at night - from the street. Internet was not fully functional. Staff friendly but distant.

Stayed for 1 night at the apartment. It was nice enough, but didn't feel very comfortable. I think if I had stayed for more than one night I would've gone a bit stare crazy. Hard wood flors didn't help reduce the noise from other rooms. I stayed in a Junior Suite, which had a room adjoining room that was occupied. I could hear every word that the person was saying during a telephone call, and nearly what the person on the other end was saying back, and they weren't talking particularly loadly either. I am just glad it wasn't a couple on their honeymoon!!!

Clean and comfortable - boyfriend and I only staying one night so more than adequate. Lounge room with kitchenette which looked good but we didn't use. Bed comfy, air con worked, bathroom modern and clean. The only point worth noting - we were on the 4th floor. Our apartment had a stair well/fire escape outside. Both the bedroom window and lounge window were closed but left unlocked. I always check things like this so locked them - one left unlocked I would accept but both seem terribly coincidental (I am very suspicious yes!) Had been out a couple of hours and arrived back late afternoon and were getting ready for the evening when the housekeeper let herself in - did not knock. On seeing me she apologised and said she didn't know we had checked in and was checking the room??? We had checked in 4 hours before but even if we hadn't why would the room need checking at 6.30pm if been ready for a 2pm check in? They also ask you to leave your keys at reception when you go out, which we did and on return the keys are handed to you without checking who you are (by a different receptionist ). However - don't let this put you off - we didn't have any problems, the place is modern, clean, comfortable and location is great for central London.

My parner and I had a wonderfull time...
My parner and I had a wonderfull time in London, and even better was the stay. I couldnt have asked for anything better. It was very clean (apart from the kitchen needing more attention paying to it), but as we didnt cook in the appartment i hardly noticed it as it wasnt anything to complain about. I was very impressed with the housekeeping service, all the girls were very friendly and did a good job re-stocking bathroom products and clean towels. I must say i was very impressed with the bathroom products from the White Company. It was nice to have quality products rather than cheap ones, and that really made it for me. There was plenty of space in each room, so it didnt feel as though you were on top of each other getting ready to go out. I must say i highly recommend the Itallian resturant ASK - just around the corner from the tube station (a 5min walk from the appartment block), it was the best pizza and pasta we have ever had - and believe me we eat out nearly everynight, and have tried places in Liverpool, Manchester, The Lake District, Chester, Yorkshire and many many more. But ASK was the best by a long shot. So please do try it and keep it around, for our next visit next year. The customer service was brilliant, I had to ask the receptionist for an alternative pillow and cover, as unfortunatly all the pillows and duvets are down feather ( hence no good for allergy sufferers). The receptionist got onto it straight away and within half an hour i had alternative pillows and a blanket, which was more than enough as it was warm on the 4th floor. So if you are considering these appartments as your choice to stay in London, id say go for it with no doubt as id stay a year if i could as it was like being at home but only better. After 15 hrs of searching for the perfect hotel im so glad i stubbled apon these appartments, I cant wait to come back next yr if not before.

Apartment was OK but not luxury by any stretch of the imagination. It was also very dark even though it was very sunny when I stayed. Couldn''t keep windows open as there was a leaking pipe directly outside. staff reasonably helpful although English not great. Would benefit from a welcome pack of some kind - a couple of teabags and coffee sachets don't really fit the bill

Great location near the tube clean and modern...
Great location near the tube, clean and modern apartment. Good value for money & nice to have a spacious apartment in a city location. The only issue we had was that there was a door leading to the kitchen in next door's apartment, and we could hear conversations if the guests were in the kitchen. As we didn't spend much time in the apartment, it didn't affect our stay. Overall an excellent experience.

Following the advice of other reviewers, before I booked I checked that the room I was booking didn't have an adjoining door to another room, & that it had its own bathroom. Everything in the small appartments was exactly as described. It was boutique-style modern, clean & quite spacious. It was a really pleasant, more private alternative to the typical cramped hotel room that I woudl normally get for the same price. I'd recommend it, & I would definately stay again.

Overall a very nice place with good facilities, however do not expect the bath!! I was told by the new guy that we would get the apartment you see on the laterooms photo but infact they don't offer those 1bedroom deluxe flats to laterooms customers. It's showers only. felt like laterooms customers were 2nd rate “cheapo“ skinflints rather than valued paying customers when I brought this subject up with the weekend receptionist who then tried to make it seem as if it was my fault for believing him! It was hot inside even with no heating but nice. get the rooms at the back where poss to avoid traffic noise. The housekeeper Anika and her cleaning staff were lovely and couldn't do enough to help us out. It was very convenient and safe for myself and my female teenager as it was close to the tube with waitrose and tesco next to Gloucester Road Tube.The 24hour concierge added to that feeling of security and they checked with me before sending up my visiting dinner guest.
